Assistant Project Manager supporting exterior restoration projects through subcontract buyout, change management, compliance administration, owner billing, cost forecasting, and margin reporting. The role prepares bid packages, negotiates subcontracts, manages change events, reviews RFIs, processes pay applications, and supervises Project Engineers. It is primarily office-based with regular construction site visits and offers a path to Project Manager.

Assists with commercial restoration construction projects by reviewing plans and bid details, conducting site visits, estimating materials and labor, supporting budgets, qualifying suppliers and subcontractors, and organizing project documentation in Procore. Requires construction plan comprehension, estimating experience, OSHA safety knowledge, strong communication, problem-solving ability, computer literacy, Microsoft Office proficiency, and five years of construction supervisory experience.

Administer construction contracts, subcontracts, purchase orders, change orders, and contract records. Track deadlines, compliance documentation, insurance certificates, endorsements, waivers, and coverage deficiencies for subcontractors and vendors. Coordinate contract execution, support project teams and audits, maintain organized records, prepare compliance and risk reports, and collaborate with brokers, subcontractors, and field teams to resolve issues.

Leads budgeting, forecasting, long-range planning, financial modeling, variance analysis, and executive reporting for construction businesses. Partners with controllers and operations leaders on job profitability, WIP, cost drivers, KPIs, dashboards, and process improvements. Develops finance talent, standardizes financial processes, and supports the CFO with strategic decision-making, systems improvements, and operational insight.
