Manage title order processing end-to-end: open orders, procure title search products, HOA documents and payoff demands, review executed closing files, prepare and submit recording documents, monitor recordings, resolve discrepancies, and upload final documents while maintaining regulatory and company compliance.

Lead QA for homeowner-facing, investor, and internal systems. Build and extend automated regression suites, design tests for third-party integrations, run UAT, collaborate with DevOps on AWS/Docker test sandboxes and CI/CD pipelines, perform API and UI testing, mentor engineers, and validate release readiness.
