The Vice President, Site Acquisitions is responsible for developing and executing a comprehensive data center site acquisitions strategy to support the Company’s long-term growth and business objectives. The Vice President, Site Acquisitions will be a key member of the Location and Power Strategy team. The Vice President will lead a team that manages data center site acquisitions and development in collaboration with a cross-functional team, including design and construction, solutions engineering, sales, procurement, EHSS, tax and legal. The Vice President will provide leadership to a team that executes all stages of site acquisitions and project development from strategy, site evaluation, diligence, pre-development, entitlements, contract negoations and delivery of power capacity to the seamless handoff of the site to the design and construction team. The Vice President, Site Acquisitions will support the underwriting of sites and present deals to the Company’s capital committee.
Essential Functions
- Manages the site acquisitions team; Responsible for all hiring decisions and activities, performance management, coaching and career development
- Develops and implements CyrusOne’s site acquisitions strategy to support the growth objectives of the organization, aligned with CyrusOne’s investment objectives and goals.
- Manages relationships with internal and external organizations, government agencies, power utilities, consultants and real estate service providers that support the site acquisitions process.
- Identifies and evaluates opportunities to acquire land and maintains a pipeline of land acquisition opportunities in key markets to support the Company’s long-term growth objectives.
- Leads the pre-development, evaluation, and prioritization of potential land acquisition opportunities with a view to maximizing long-term value creation.
- Plans, executes, coordinates, and oversees all land acquisition and project development activities from site identification, pre-development, entitlements, permits, tax incentives, power, connectivity, underwriting, financing, and closing.
- Coordinates all financial, technical, and commercial initiatives to enable financing and closing
- Develops, documents, and clearly articulates the business case for land acquisition and project development opportunities, providing a solid understanding of overall risks, benefits, and expected financial returns, to gain support from all stakeholders for the execution of these projects, including presentations to the capital committee, any partners, and any applicable financing source.
- Leverages corporate and operational resources in development activities and to support the financial close of a project; ensures that all commercial conditions are in place to meet underwriting assumptions and secure capital approval and any financing conditions; collaborates with the design and construction team to ensure a seamless transition into construction once financial close is achieved.
- Leads and coordinates a highly energetic and results-driven multi-disciplinary team of internal CyrusOne resources and external consultants to ensure the viability of identified projects through detailed analysis and appropriate project management
- Serves as liaison between the site acquisitions and financial planning and analysis teams to ensure that the deal structure, economic and tax assumptions are properly analyzed by all relevant internal stakeholders
- Presents projects and deals to senior management and/or the Capital Committee
- Develops and maintains relationships with industry contacts
- Closely follows the industry, competitor, and market activities that are supported by data, including competitive intelligence on market opportunities for new projects
- Recruits, retains, and develops a high-performing team of subject matter experts.
Minimum Qualifications
- 10+ years of increasing responsibility in site selection, data center and/or industrial real estate development
- Previous applicable experience working in a commercial negotiation environment with excellent management, negotiation, and influencing skills
- Track record of success effectively supervising, training, mentoring, and evaluating team members at various levels within the organization or team.
- Experience in power and energy projects is a plus
- Demonstrated ability to form and drive new market strategies
- Strong negotiation skills: ability to present points of view in an effective way, representing well the interests and position of the organization and gain support for ideas.
- Strong team approach: ability to work with different teams in the organization to ensure sound management of site acquisition opportunities from the identification process to the integration of new assets in the organization.
- Understanding of Cloud infrastructure and industry is a plus
- Excellent written and oral communications skills.
Education:
- Bachelor’s Degree in Business Administration, Real Estate, Law, Engineering or other related field (work experience may be substituted for degree); Preference for Master's degree in Real Estate, Business Management, or Finance
