POSITION SUMMARY:
The Vice President, Asset Services is responsible for a portfolio of properties and will set the strategy, goals, and objectives for the assigned region(s) and/or properties. The Vice President, Asset Services works to ensure that the properties perform in accordance with TW and the client’s expectations by providing leadership to team members, maintaining a high level of market awareness in order to interpret and anticipate trends, and successfully communicating and implementing corporate policies, programs and initiatives at the properties.
It is also the responsibility of the Vice President, Asset Services not only to exhibit legendary customer service when communicating with tenants, prospective tenants, owners, and vendors but also to focus on productivity and results.
ESSENTIAL JOB FUNCTIONS:
Provide overall direction and supervision of day-to-day operations for designated portfolio, including but not limited to, preparing capital and operating budgets, ensuring monthly occupancy and delinquency goals are met, maximizing revenue, monitoring and controlling expenses.
Continually build relationships with client and provide consistent client interface.
Assist with the development of business plans and strategies for high value/high margin business growth and profitability.
Professionally represent TW while adhering to the terms and conditions of the management agreement.
Regularly visit all properties to ensure each property is maintained to the highest standards with a continual focus on asset preservation and enhancement.
Drive the recruitment and development of regional and property staff; provide one-on-one coaching, guidance, and mentoring to property leadership; ensure all staff receive proper training.
Review, approve, and monitor the completion of all capital projects being performed at properties.
Participate in monthly and quarterly portfolio performance meetings with regional team members and Executive Leadership.
Maintain open and regular communication with the owners or their representatives.
Initiate and distribute timely reports to owners on financial, marketing, and maintenance information.
Foster relationships with BOMA/local CRE members to maintain awareness of competitor activity and/new business development opportunities.
Additional duties or projects as assigned by Senior Leadership and the Client/Ownership.
POSITION REQUIREMENTS:
Bachelor's degree in Business Management, Finance, Accounting, or related discipline.
State Real Estate license required.
CPM and/or RPA designations preferred in addition to degree.
A minimum 10 years of property management experience, preferably in commercial /Class A Office management.
Must have at least 5 years of experience managing people.
Demonstrated track record of successfully leading high profile, multi-tenant, office tower properties.
Must have intermediate to advanced Microsoft Word, and Excel proficiencies.
Microsoft Outlook, Angus, Accounting Software such as MRI, Yardi or CTI proficiency preferred.
Strong understanding of financial reports, including variance of actual vs. budget numbers.
Demonstrated ability to work effectively in a team with Market Leaders, Engineering, Client Accounting, Leasing, and Investment Sales group in pitching/winning new business.
Proven technical knowledge of building operations including engineering.
Solid organizational, project management and multi-tasking skills. Able to prioritize workload, manage projects and communicate well with internal and external clients.
Must be flexible, highly creative, work well under pressure and within tight schedules.
Ability to keep information strictly confidential.
