A Snapshot

As the Associate Transactions Manager, you will report to the Senior Director, Real Estate and work closely with the rest of the Cross-Department teams, making your mark in a number of ways:

  • Join a dynamic team driving AirTrunk’s rapid expansion. This is a key central role that will support our in-country acquisitions teams in identifying and acquiring strategic data centre sites across the region.
  • Receive mentorship from the Singapore-based Senior Director, Real Estate while collaborating with a wide range of cross-functional teams, gaining exposure to both internal stakeholders and external partners.

Your Day to Day

Market Analysis & Opportunity Mapping

  • Conduct comprehensive market research and opportunity mapping to identify strategic expansion opportunities across the region.
  • Collaborate with the Data Strategy team to assess target locations and customer availability zones (AZs).
  • Consolidate and analyze inputs to evaluate cost implications, design and construction risks, and project timelines for site selection.

Due Diligence, Feasibility & Internal Approvals

  • Coordinate the collection of due diligence materials from external representatives and stakeholders.
  • Partner with a multidisciplinary team—including engineers, consultants, and real estate professionals—to conduct thorough due diligence and feasibility assessments.
  • Support internal teams in preparing documentation for investment approvals, including financial models and investment memoranda.

Legal & Documentation

  • Support deal leads negotiating key legal documents such as NDAs, engagement letters, lease agreements, and sale and purchase agreements.
  • Coordinate with internal and external legal teams to ensure alignment with deal terms and integration of due diligence findings.
  • Facilitate and track the execution of contracts and related documentation to ensure timely completion and compliance.

Reporting & Coordination

  • Prepare clear and concise presentation materials and regular updates for internal stakeholders, highlighting progress, risks, and key milestones in the site acquisition process.
  • Collaborate with cross-functional teams to ensure alignment and maintain momentum across all real estate initiatives.
  • Manage and track department budget, including due diligence, commercial and other spend, ensuring cost control and transparency.
  • Identify and implement strategic initiatives to increase acquisition velocity, including technology integration, workflow optimization etc.

Requirements

  • 5years experience in the real estate sector, with a focus on acquisitions, transaction management, or project/development management. 
  • Candidates with investment advisory / consulting backgrounds will also be considered.
  • Experience in the industrial or data centre sectors is advantageous but not mandatory. 
  • Demonstrated ability to work effectively in team environments.
  • Strong analytical and quantitative skills are highly regarded.
