The Role

Labcorp is looking for a Transaction Manager to join their team and be responsible for ongoing management of real estate transaction activities. 

Duties and Responsibilities:

  • Implements real estate plans with an understanding of business and corporate goals. 
  • Transactions consist of retail, office, industrial, warehouse, and other facility types.  
  • Prepare, recommend, and implement a transaction strategy for an assigned area. 
  • Lead all transaction activity.  Negotiate sales, leases, and renewals. Coordinate activities and obtain approvals supporting planning and delivery.  Drive customer service, high performance, and results. 
  • Collaborate with divisional operations and the sales departments to obtain business requirements, goals, and objectives to acquire and dispose of real estate properties.
  • Build and maintain both internal and external strategic partnerships.   Work closely with Corporate Real Estate, Lease Administration team, Facility Management, Project Management, and Finance/Accounting teams. Strategic vendor relationships include Landlords, Attorneys, General Contractors, brokers, city officials, and other vendors.
  • Monitor and maintain a real estate project tracking system.  Communicate key dates and the tactical plan to the business, key stakeholders, and vendor partners.
  • Collect and analyze market and financial data to support recommendations. 
  • Provide financial and portfolio reporting including overview, metrics, and Action Plans. Create financial modeling for site evaluation and financial performance allowing the business and leadership to understand variables, risks, and impact.
  • Advanced knowledge of real estate and financial terms and principals.
  • Understand market rates, industry standard, and business objectives to negotiate a win/win solution for Labcorp and Landlord. 
  • Ability to gather business requirements and compare to standards and industry metrics to recommend alternate solutions with data to support.
  • Conflicting initiatives between business and corporate goals and objectives. 
  • Work independently once expectations understood between employee and business leader.  Experience and skills to negotiate deals that are compliant with corporate policies.
  • To establish terms included in Landlord Request for Proposals (RFP) that support business goals and objectives.
  • Provide recommendations for business, finance, and leadership approval.
  • Collaborates across the organization with lease administration team, strategic planner, project managers, stakeholders, and business leader(s) to understand strategic and tactical plan(s), business objectives, requirements, and risks.
  • Collaborates with internal and external facility managers and project managers to understand facility conditions and tenant improvements required. 
  • External collaboration with Landlords, Attorneys, brokers, consultants, and vendors to understand opportunities in the real estate market, conditions, terms, and financials (OPEX and capital) supporting the business goals and objectives.
  • To be seen as a strategic business partner to our internal customers that leverages its expertise to create value, reduce costs, and mitigate risks associated with new sites and renewals. 

Minimum Education and Experience Required:

  • Associates Degree with 5-7 years of experience in Commercial Real Estate, Contract Administration or Financial Data Analyst
  • Advanced knowledge of contract terms
  • 3 -5 years with Bachelor’s Degree in Finance, Business, Law or related field
  • Experience with using a lease administration database.
  • Experience in real estate transaction management

Preferred Experience:

  • Current and/or prior Labcorp experience is preferred.

Application Window: 5/19-5/22

Pay Range: $46,600 - 123,200 per year (or state minimum if higher)

All job offers will be based on a candidate’s skills and prior relevant experience, applicable degrees/certifications, as well as internal equity and market data. 

Benefits: Employees regularly scheduled to work 20 or more hours per week are eligible for comprehensive benefits including: Medical, Dental, Vision, Life, STD/LTD, 401(k), Paid Time Off (PTO) or Flexible Time Off (FTO), Tuition Reimbursement and Employee Stock Purchase Plan.  Casual, PRN & Part Time employees regularly scheduled to work less than 20 hours are eligible to participate in the 401(k) Plan only.  For more detailed information, please click here
