As a Title Specialist, you will play a key role in delivering a seamless, transparent experience for buyers, sellers, and real estate partners. You will deepen your knowledge of the title industry, maintain compliance with state‑specific requirements, and help resolve title issues to ensure smooth, timely closings. This role is ideal for someone who thrives in a fast‑paced and collaborative environment that values adaptability and teamwork. This remote position is ideally suited for candidates based on the West Coast, as the role operates on Pacific Time hours to support West Coast market operations. The successful candidate will bring proven experience managing West Coast purchase transactions and a strong understanding of regional processes and requirements.
About the role
- Review title abstracts and identify issues requiring additional information or resolution
- Maintain a strong understanding of state‑specific statutes and title requirements
- Work with sellers, attorneys, underwriting counsel, and other title agencies to obtain documentation needed to clear vesting issues, judgments, and title defects
- Coordinate with internal team members to ensure all applicable fees are accurately reflected on settlement documents
- Prepare title clearance affidavits, including Continuous Marriage, LLC/Corporation/Trust, Free and Clear, and Hold Harmless agreements
- Order payoffs for liens and judgments, including mortgages
- Provide routine status updates and issue internal notifications when files are curative complete
- Respond promptly to inquiries from internal and external parties
- Generate final title policies and verify accuracy prior to distribution
- Maintain professionalism and composure when navigating complex title defects or challenging situations
- Communicate regularly with Closing Specialists, Closing Coordinators, abstracting vendors, underwriting counsel, listing agents, sellers, and representatives from other title companies and law firms

Preferred Qualifications
- Experience in title, mortgage underwriting, real estate, law/legal fields, or related industries
- Familiarity with title clearance processes, affidavits, and curative workflows
- Prior experience interacting with attorneys, underwriters, or other title professionals
- Background working with abstracting vendors or reviewing title abstracts
- Experience generating or reviewing title policies
