About the Role

Short stays are one of the biggest levers we have on occupancy, and every apartment that takes a stay under 30 nights needs a permit, a license, or a confirmed exemption first. Your job is to get those approvals done and get the apartments on sale.

This is a closing job, not a research job. Cities go quiet, property managers miss deadlines, and applications stall for weeks if nobody pushes. You are the person who pushes. The job is measured on one thing: apartments switched on for short-term stays each week.

What You'll Own
  • File: Prepare and submit business-license, short-term-rental, and tax-registration applications, including city-specific forms, floor plans, and house rules.
  • Chase: Call and email U.S. city and county offices until the permit is issued. Nothing sits without a next action and a date.
  • Switch units on: The day a permit is approved, update the apartment status in our internal system so the units go live.
  • Own renewals: File before expiration. Stop renewals on properties we no longer operate.
  • Escalate: When a partner, a city, or an internal team is blocking units, say so loudly and early. We would rather hear it than lose the month.
  • Build the jurisdiction library: Record each city's rules once so we never research the same market twice.
What We're Looking For
  • A track record of closing things out — accurately. You have run a queue, a caseload, or a book of accounts where finishing wasn't enough — finishing clean was the job. Tell us what you closed, how fast, and how error-free.
  • Advanced English. You will be on the phone with U.S. government offices every day.
  • Comfort being persistent. You will call the same city office four times in a week, and follow up with the same internal team just as many times. Neither bothers you.
  • Urgency. You work the list that unblocks the most apartments first, not the list that is easiest.
  • Strong organization. You keep a tracker current without being asked, and you never lose a deadline.
  • Willingness to use AI tools daily to cut research and application time — plus the judgment to verify what they tell you before you act on it.
Compensation & Benefits
  • Base salary: $22,500–$25,000 MXN gross per month + Productivity Bonus
  • Grocery vouchers: $1,500 MXN net per month
  • Vacation: 12 days per year (after 90 days)
  • PTO: 40 hours per year (after 30 days)
  • Health insurance: Major medical (MetLife), minor medical (AXA Keralty), dental, and vision
  • Christamas Bonus: 30 days
  • Parking: On-site for bikes, motorcycles, and cars
  • Travel benefit: $750 USD annually in Landing stays
