The Specialist, Community Marketing supports the execution and optimization of marketing programs within the Essex portfolio. This role focuses on implementing marketing initiatives, tracking performance metrics and assisting in the development of strategies to drive traffic, leases and customer engagement. The Specialist collaborates with property operations teams to gather data and insights on marketing effectiveness and provides support in evaluating sales efforts and recommending improvements. They play a key role in maintaining marketing reports and aiding in the management of marketing expenditures.
WHAT YOU WILL DO:
Serve as regional portfolio marketing “expert."
Review weekly traffic, exposure, and occupancy reports to proactively identify where help is needed for community to achieve performance goals.
Execute community and regional marketing tactics and campaigns.
Ensure marketing tactics are optimized and provide incremental support as needed.
Support asset positioning, naming and messaging.
Identify and provide gap analysis for assigned portfolio.
Ensure lease-up targets are met on time and on budget.
Shop competitors and conduct analysis to determine key points of difference and areas of opportunity.
Tour communities and make recommendations to improve onsite branding and lead conversion.
Oversee onsite use of marketing resources, including graphics, signage, collateral and brand standards.
Contribute to centralized reporting of community visits, observations and other relevant community information.
Keep top talks and other community research and data up to date.
Provide regional perspective to the larger cross-functional marketing team.
Perform other duties and special projects as assigned by supervisor.
WHAT YOU WILL NEED:
Bachelor's degree (B.A./B.S.) from a four-year college or university in Marketing, Communications, Business Administration, or related field.
1-2 years of work experience in a corporate setting or similar internship experience. Multifamily real estate experience preferred.
Good verbal and written communication.

WHAT THE JOB REQUIRES:
Work is primarily conducted in an office setting. Requires sitting at a desk or workstation for extended periods. Involves the use of standard office equipment such as computers, phones, and printers.
The position includes in-person work requirements consistent with the hybrid policy located at Essex's corporate offices in Irvine. The hybrid policy is subject to change at Essex’s sole discretion.

New hires generally start between $35.10 - $42.79 per hour. The final salary offer will be determined after reviewing relevant factors, including but not limited to skill sets; relevant experience; internal equity; and other business and organizational needs.This role is also eligible to participate in Essex’s discretionary Annual Bonus program that is commensurate with the level of the position.Skills Required
