LIAISES WITH: Project Manager, Project Director, Quantity surveyor, Subcontractors and Vendors

DUTIES AND RESPONSIBILITIES:

PROJECT MANAGEMENT:
1. Responsible for the coordination and control of the project from inception to completion and the handover of the project to the client.
2. Day to day management of operations on site, ensuring that the project is brought to a successful completion and meets the required time, budget and quality constraints.
3. Ensuring timely management of any unforeseen delays.
4. Enforce all company policies and procedures.
5. Coordinate employee schedules, ensuring adequate resource coverage in all areas.
6. Enforce a zero tolerance policy on the wearing of safety boots, safety hats and other compulsory PPE as defined in the company’s “Health and safety manual” and the “Site admin and company policy manual”.
7. Conduct toolbox meetings with site teams and Subcontractors.
8. Report to Project manager as required on the usage or Lack thereof of the document control system PROCORE. Ensuring that all Foremen use said tools in an efficient and effective manner, to avoid any incidents of defective builders' work occasioned by outdated or irrelevant construction drawings.
9. Plan and effectively organize the site facilities and logistics, ensuring all equipment on site is fit for the purpose and is only operated by appropriately trained staff.
10. Requisition all materials and monitor delivery times to ensure these are coordinated with the construction program.
11. Establish in conjunction with the Senior Site Foreman, monthly inventory checks of the materials store and hold the Site Clerk accountable for the security of all site materials in his/her care and also that said stores be maintained in a tidy and well, managed state.

Supervise, manage and motivate the entire site team, including Subcontractors to ensure they are on target and in line with the master's program.
13. Be the focal point on site for the dispensation of discipline as regards any and all breaches of the company’s policies and procedures, including that all workers be held accountable in observing the company’s rules and that their productivity be constantly measured and that appropriate warnings, including written warnings, for such breaches or poor productivity be recommended to the project manager.
14. Ensure the site foreman be held accountable similarly and that there b a written formal warnings if they fail to hold their workers accountable for breaches of our rules, including that they be held accountable for ensuring worker productivity.
15. Chair weekly Subcontractor meetings, keep minutes and distribute to relevant parties.
16. Regular monitoring and liaison with Project Manager and/ or Project Director on the master program and development of stage/ section programs as required.
17. Ensure compliance across the worksite.
18. Mediate on-site conflicts
19. Prepare and submit accurate daily reports and weekly progress reports.
20. Address and report safety concerns on time.
21. Promote safety and professionalism.
22. Conduct staff performance reviews in conjunction with the Project Manager or Project Director.

FINANCIAL MANAGEMENT:
1. Maintain and monitor the project schedule.
2. Ensure that Subcontractor requisitions are, labor-only payments and that purchase orders are prepared and submitted in a timely fashion, in conjunction with the Project Manager and Quantity Surveyor.
3. Control and monitor labor, material, equipment expenses.

CLIENT MANAGEMENT:
1. Communicates effectively with clients to identify needs and evaluate alternative solutions and strategies.
2. Building strong working relationships with clients.

TECHNICAL UNDERSTANDING:
1. Maintaining and monitoring the project schedule.
2. Ensure workmanship and materials standards are achieved in accordance with specifications, building regulations, health and safety regulations and the project quality control manual.
3. Accurate and precise attention to detail.
4. Preparation of weekly reports.
5. Approving and signing of all times worked by employees and Subcontractors.
6. In-depth understanding of construction methodology.
7. COMPUTER SKILLS
Familiar with Microsoft Office, Microsoft Project and experience with Project Management Software such as PROCORE or a similar program.

ENSURE THE COMPANY’S QUALITY CONTOL PLAN IS IMPLEMENTED AS PER BELOW:
Verification of materials as per project plans and specifications.
Responsible for providing/organizing all necessary documentation and /or training with regards to proper usage/installation methods for all materials.
Scheduling of all necessary inspections/approvals with appropriate parties, including the submittal of all necessary request forms/documentation and then ensuring the work in question has been checked by the JBI and is ready for inspection at the scheduled time.
Development of means and methods to store and protect materials.
Maintain documentation of inspection status of materials.
Maintain documentation for material and administrative approvals.
Ensure that all materials and construction are in accordance with requirements for the completeness, accuracy and constructability in accordance with plans and specifications.
Carry out and participate in weekly progress and QC meetings.
Maintain documentation of inspections of work executed.

Excellent verbal and written communication skills
Resolving conflict situations

Requirements
EDUCATION:
University degree or an Associate’s degree in construction management, construction science, engineering, architecture or related field from an accredited institution

EXPERIENCE:
A minimum of five years’ experience in construction related management and or supervisory position
