Job Summary

The Senior Transaction Manager serves as the client's Single Point of Contact (SPOC), proactively leading all transaction activity across the account on a global basis. This role owns the end-to-end transaction lifecycle for purchase, sale, and lease transactions, while also directing the account's lease administration relationship and leading engagement with the Portfolio Strategy team to ensure transaction execution aligns with the client's broader real estate objectives. The Senior Transaction Manager brings a consultative, advisory mindset to every client interaction and serves as the primary liaison for clients, brokers, landlords, and internal business units on all account-related matters.

Responsibilities
  • Serve as the client's Single Point of Contact (SPOC), proactively leading and coordinating all transaction activity across the account, both domestically and globally.
  • Proactively lead all transactions globally with a demonstrated consultative mindset, advising clients on market conditions, risk, and strategic alternatives throughout the life of each transaction.
  • Lead the account's relationship with the Lease Administration team, overseeing lease data integrity, abstraction accuracy, critical date tracking, and timely resolution of administrative issues to ensure seamless, integrated service delivery to the client.
  • Lead and collaborate with the Portfolio Strategy team supporting the client relationship, aligning transaction execution with the client's broader real estate strategy, occupancy planning, and portfolio objectives.
  • Collaborate with assigned business units/regions to understand and support operational requirements and expansion or contraction of the business.
  • Own and implement the transaction process to complete seamless transactions on behalf of the client and in accordance with the client's processes and procedures.
  • Source, manage, and direct third party brokers/service providers across all markets as required, including onboarding and educating third party brokers on the client's requirements, protocols, and preferred way of working to ensure a consistent client experience.
  • Lead execution of the Corporate Real Estate (CRE) portfolio strategy through lease renewals, new leases, sub-leases, lease terminations, and land & building purchase and sale transactions.
  • Prepare, review, analyze, and interpret financial analysis templates including book and cash flow projections, NPV (net present value), and/or IRR (internal rate of return) to determine the financial impact and economic value of multiple transaction scenarios.
  • Coordinate and execute all steps surrounding transactions including the completion of project initiation sheets, market surveys, client tours, RFPs, counterproposals, LOI, broker's opinions of value and test fits to lease execution and project closeout.
  • Maintain all transaction and forms files. Prepare reports and deliver presentations to senior client stakeholders and internal leadership.
  • Maintain a comprehensive transaction tracker and ensure timely execution of key transaction milestones and critical dates across the portfolio.
  • Working with local broker, negotiate leases and lease amendments. Monitor lease expirations. Negotiate lease renewals within prescribed timelines.
  • Serve as the client's primary point of escalation on administrative matters, including obtaining executed lease copies, scheduling meetings, and responding to inquiries or new assignment requests.
  • Review commission calculations with brokers, prepare deal sheets summarizing terms of transaction, and track commission payments and annual commission income reports.
  • Prepare project close-out files for all completed transactions, including all transaction documents, list of project contacts, lease abstract, executed lease/agreement, and activity log.
  • Mentor and provide guidance to transaction management staff supporting the account, as needed.
  • May perform other duties as assigned.
Qualifications
  • Bachelor's degree in business or real estate required; advanced degree (MBA or related) preferred.
  • Real estate sales associate license required; broker's license preferred.
  • Minimum 7+ years of progressive experience in corporate real estate transaction management, including demonstrated experience leading multi-market or global account portfolios.
  • Demonstrated ability to proactively lead all transactions globally with a consultative mindset, operating as a trusted advisor to clients on complex, multi-market real estate decisions.
  • Proven track record serving as a client-facing Single Point of Contact, with strong relationship management skills and executive presence.
  • Experience leading and partnering with lease administration and portfolio strategy functions to deliver integrated, account-level outcomes.
  • Strong financial acumen, including experience with NPV, IRR, and lease-versus-buy analysis.
  • Excellent oral and written communication skills, with the ability to present confidently to senior client and internal leadership.
  • Strong knowledge of Microsoft Office including proficiency in Excel, PowerPoint, Outlook, etc.
  • High degree of professional customer service to both internal and external parties.
