Position SummaryWe are seeking a detail-oriented and analytical Examiner III to join our growing title team. This role is ideal for an experienced title examiner who enjoys solving complex title issues, collaborating with internal teams, and mentoring others while continuing to grow professionally within the industry. The Examiner III is responsible for reviewing public records and legal documents to determine the legal condition of property titles, identify defects or encumbrances, and prepare accurate title products in accordance with company and industry standards.
Our team is also open to considering candidates who may be a little earlier in their examination career but have a strong foundation in title examination and are eager to continue developing their skills. This role is fully remote, but must be based in the state of Florida.
Essential Duties & Responsibilities- Examine public records, legal documents, maps, and instruments within the chain of title from patent or an appropriate starter date.
- Verify property and tax information for accuracy and completeness.
- Ensure all required maps, supporting documents, and search materials are included in customer packages.
- Confirm appropriate starter base and verify all subsequent information is included in the search package.
- Prepare preliminary reports and coverage-specific guarantees in accordance with company policy, state guidelines, and title insurance best practices.
- Identify title defects, restrictions, liens, or encumbrances and recommend corrective actions when needed.
- Provide supporting research, document copies, color-coded maps, and additional materials to escrow teams and clients.
- Collaborate with escrow teams, attorneys, clients, and other stakeholders to resolve title issues.
- Support and provide guidance to Examiner I and II team members as needed.
- Ensure compliance with company policies, industry regulations, and quality standards.
- Participate in ongoing training, process improvements, and team initiatives.
- Maintain accurate and organized documentation throughout the examination process.
- Minimum of 3–4 years of title examination experience preferred; candidates with 2+ years of strong foundational experience and growth potential are encouraged to apply.
- Strong understanding of title examination practices, legal descriptions, and chain of title review.
- Ability to interpret complex legal documents and identify discrepancies or risks.
- Excellent analytical, problem-solving, and organizational skills.
- High level of accuracy and attention to detail.
- Ability to manage multiple priorities and meet deadlines in a fast-paced environment.
- Experience working with real property databases and title information systems.
- Proficiency in Microsoft Office Suite and Outlook.
- Strong written and verbal communication skills.
- Ability to work independently while collaborating effectively with team members and leadership.
- Positive attitude with a willingness to learn, adapt, and contribute to a team-oriented environment.
- Maintain dependable and punctual attendance.
- Ability to work scheduled business hours Monday through Friday, with overtime as needed.
- Demonstrate professionalism, flexibility, and responsiveness in all interactions.
