Responsibilities
- Support the needs of understaffed/struggling/distressed assets by filling open positions, effective rent collections, complete HUD/LIHTC Compliance and recertifications, leasing & marketing efforts, provide training as needed to onsite staff, perform physical inspections as needed, or other specifics needs of the community.
- Coordinate & support the WinnSTART/STOP Processes potentially from beginning through to completion, including: assisting with Property Management Software Set Up/Go Live Tasks, coordination of utilities, vendors & contracts, bank accounts, work with various departments pre transition to ensure all information is gathered, documented & acted upon, work with site teams during transition period to establish standards and procedures to ensure success, along with assist with onboarding team members successfully.
- Support the new WinnSTART assets acclimation to Winn's culture during and after transition.
- Coordinate leasing efforts and one-on-one training to assist properties in succeeding in their property goals and to ensure that the properties are presented and marketed in a compelling way, overcoming objections, building relationships, and creating excitement for the community. Collaborate with Regional Marketing Managers and Trainers.
- Engage in any due diligence plans, on the ground physical inspections and lease file audits, as well as compilation of analysis and review of findings.
Requirements
- High school diploma or GED equivalent.
- 1-3 years of related work experience.
- 1-3 years of supervisory management experience.
- Minimum of 2 years of experience in affordable, multi-family property management.
- A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
- Ability to travel 75-90% of the time, primarily throughout the East Coast, Mid-Atlantic, Mid-West and Central South regions.
- Facilities experience.
- Ability to create reports.
- Advanced skills with computer systems, in particular Microsoft Office.
- Outstanding verbal and written communication skills.
Preferred Qualifications
- Bachelor's degree.
- Experience with marketing and leasing experience at market rate multifamily communities.
