Trueline Talent is seeking an experienced Senior Construction Project Manager to lead an approximately $50 million renovation and redevelopment of a 22-story mixed-use building in downtown Cleveland.
The property includes apartments and office space, with existing office tenants remaining in the building during portions of construction. This is an active, complex redevelopment requiring a hands-on leader who can quickly assess the project’s current status, take ownership and drive it through completion.
The project is expected to span approximately three to five years, providing long-term stability and the opportunity to play a meaningful role in a major Cleveland redevelopment.
What You’ll Do- Take day-to-day ownership of a large, active renovation and redevelopment project
- Review the current project status, plans, specifications, contracts, schedule, budget and outstanding issues
- Manage construction budgets, cost forecasting, commitments and financial reporting
- Maintain and update the master project schedule
- Coordinate procurement, subcontractor buyout and material lead times
- Manage general contractors, subcontractors, consultants, architects and engineers
- Oversee RFIs, submittals, change orders, pay applications and project documentation
- Coordinate construction activities around existing office tenants and ongoing building operations
- Monitor field progress, quality, safety, schedule and contractor performance
- Identify project risks and resolve field, design, cost and scheduling issues
- Hold contractors and project partners accountable for deadlines and deliverables
- Communicate project status, risks and recommendations to ownership
- Lead the project through inspections, turnover, punch-list completion and closeout
- Significant construction project-management experience with commercial, multifamily, mixed-use, hospitality, institutional or other complex building projects
- Demonstrated ownership of sizable projects from preconstruction or early planning through closeout
- Experience managing budgets, forecasting, schedules, procurement, contracts, subcontractors, RFIs, submittals and change orders
- Strong field knowledge and the ability to independently solve construction problems
- Experience taking over an active or challenged project is highly valued
- Major renovation, occupied-building, adaptive-reuse or existing-building redevelopment experience is strongly preferred
- Multifamily, apartment, high-rise or office-to-residential conversion experience is a plus
- Established relationships with Cleveland-area contractors, subcontractors or consultants are helpful
- Ability and willingness to work onsite in downtown Cleveland five days per week
- Strong communication, organization, negotiation and leadership skills
- Lead a highly visible, approximately $50 million Cleveland redevelopment
- Take meaningful ownership of a complex project
