The Senior Project Manager – Hotels is responsible for the end-to-end delivery of major hotel assets within the Sub-district East. This role provides strategic direction, ensures timely and cost-effective delivery, oversees all disciplines (design, procurement, construction, testing and commissioning), and guarantees that hotel projects meet the Client’s standards for safety, quality, guest experience, and commercial performance.

The Senior Project Manager leads cross-functional teams and external partners to deliver complex hotel developments in accordance with approved designs, budgets, schedules, contractual obligations, and regulatory requirements.

Core Responsibilities1. Health, Safety & Wellbeing
  • Lead and embed a strong health, safety, and wellbeing culture across all hotel projects.
  • Champion ‘Stop Work’ authority and ensure the team is empowered to use it where safety is at risk.
  • Collaborate with HSE to ensure full compliance with all regulations and Client standards.
  • Conduct regular safety audits and implement corrective and preventive actions.
2. Leadership & Team Management
  • Demonstrate leadership behaviors aligned with the Client’s values at all times.
  • Set clear objectives for project staff, manage performance, and drive accountability.
  • Develop and mentor team members, fostering a high-performance and collaborative culture.
3. Project Strategy, Planning & Execution
  • Set the strategic direction for planning and execution of hotel projects in Sub-district East.
  • Lead integrated planning across design, procurement, construction, testing, and commissioning.
  • Ensure assets are delivered in accordance with approved designs, cost plans, and milestone dates.
  • Align project phasing with wider district and city development plans.
  • Own the project execution plan, ensuring its approval and compliance across stakeholders.
4. Resources, Schedule, Cost & Quality Management
  • Manage resources, schedules, financials, and adherence to quality and safety standards.
  • Allocate resources effectively, including Delivery Partners and contractors.
  • Monitor and control budgets, cash flow, and cost forecasts, maintaining robust financial controls.
  • Support Commercial and Procurement in budgeting and financial planning.
  • Ensure project deliverables meet or exceed Client quality standards and hospitality benchmarks.
5. Integrated Oversight, Risk & Reporting
  • Lead coordination across all disciplines to maintain full oversight of schedules, costs, risks, quality, and safety.
  • Identify and manage project risks and opportunities, including operator standards and pre-opening requirements.
  • Provide regular status reports and updates to Client senior leadership and key stakeholders.
  • Prepare and present executive summaries and dashboards highlighting progress, issues, and mitigation plans.
6. Design, Contracts & Technical Alignment
  • Drive alignment between design requirements and contractual obligations, identifying gaps and facilitating resolution.
  • Lead design reviews (architectural, interiors, MEP, specialist systems) to ensure compliance with specifications.
  • Ensure designs incorporate operator brand standards, regulatory requirements, sustainability, and operational needs.
  • Identify and resolve conflicts between design and contract requirements in coordination with consultants, contractors, and operators.
7. Procurement & Commercial Support
  • Work closely with Client Procurement and Commercial on scoping, tender reviews, proposal evaluations, and performance analysis.
  • Support sourcing strategies for hotel-specific packages (FF&E, OS&E, specialist systems).
  • Participate in contract and claims negotiations in collaboration with Commercial teams.
8. Stakeholder, Interface & Partner Management
  • Foster collaboration across cross-functional teams (Development, City Teams, Operations, HSE, Commercial).
  • Oversee interfaces between hotel projects and adjacent assets (infrastructure, attractions, public realm).
  • Manage interfaces with other projects to ensure integration and avoid conflicts.
  • Work with the Delivery Partner to define annual objectives, resourcing plans, critical milestones, and stakeholder engagement strategies.
9. Governance, Improvement & Leadership Activities
  • Identify and implement process improvements and best practices in hotel project delivery.
  • Capture lessons learned and feed them into the Client’s delivery frameworks and standards.
  • Lead key project activities:
    • Project meetings and value engineering sessions
    • Problem-resolution discussions and design reviews
    • Site walks, spot construction inspections, and documentation checks
    • Training sessions for junior employees and new team members
    • Evaluation of proposals from consultants, contractors, and hotel operators
    • Public outreach events and stakeholder engagements
  • Perform other project-related activities as assigned by the Client.
Qualifications
  • Bachelor’s Degree in Engineering, Project Management, Construction Management, Architecture or a related field (required).
  • Master’s Degree in Engineering, Project Management, Construction Management, or a related field (preferred).
  • Higher National Diploma in a relevant discipline may be considered in combination with extensive experience.
Professional Certifications
  • PMP or equivalent project management certification (e.g., PRINCE2, Agile) preferred.
  • Additional certifications in construction, hospitality development, or contract management are an advantage.
Experience
  • Approximately 15 years of relevant experience as a Project Manager, leading complex hotel and hospitality projects from initiation to closure.
  • Proven track record managing multiple hotel or mixed-use projects simultaneously.
  • Extensive experience delivering mega/large-scale complex design and construction programs in private and/or government sectors.
  • Significant experience in the development, implementation, and management of business systems, policies, and procedures.
  • Demonstrated leadership skills with the ability to set clear goals, motivate teams, and consistently achieve results.
  • Experience working with international hotel brands and operators on design standards, technical services, and pre-opening requirements (preferred).
  • Experience in fast-paced environments, delivering challenging goals and objectives using strong industry knowledge to inform decision-making.
  • Strong experience working collaboratively across multiple departments and with external partners.
  • Solid understanding of industry-specific regulations, standards, and best practices in construction and hospitality (building codes, fire & life safety, accessibility, sustainability, and brand standards).
