About Arboreal Management

Arboreal Management is a rapidly growing real estate owner, developer, and property manager focused on affordable and workforce housing throughout the Pacific Northwest.

Our mission is simple but ambitious: deliver below-market rents for residents while generating above-market returns for investors.

We believe affordable housing should not require sacrificing operational excellence or investment performance. By combining disciplined real estate investing, exceptional property management, and technology-enabled operations, we are building a different kind of housing company.

Over the past four years, Arboreal has approximately doubled in size each year and now manages thousands of apartment homes across Washington and Oregon. We continue to grow rapidly through acquisitions, development, and third-party management partnerships.

What makes Arboreal unique is our operating model:

  • Exceptional local property management teams

  • A highly capable offshore operations and accounting organization

  • Proprietary AI-enabled technology platforms that automate and improve core business processes

We are building a modern housing company designed to scale.

The Opportunity

We are seeking a Senior Accountant to join our growing finance team and help elevate the sophistication of our accounting and financial reporting function.

This is an ideal role for someone coming from public accounting, fund accounting, financial reporting, or a complex multi-entity environment who wants broader ownership, greater impact, and a direct role in helping build a high-growth organization.

As Arboreal expands and works with increasingly sophisticated investors, lenders, and institutional partners, we are investing heavily in accounting processes, controls, reporting, and financial infrastructure. This role will play a key part in that effort.

You will work closely with senior leadership, property accounting teams, offshore accounting staff, auditors, lenders, and ownership groups while helping shape the future of the accounting organization.

Key ResponsibilitiesFinancial Reporting & Accounting Operations
  • Own key components of the monthly, quarterly, and annual close process

  • Prepare and review journal entries, accruals, and account reconciliations

  • Maintain accurate and well-supported general ledger balances

  • Analyze financial results and explain material balance sheet and income statement fluctuations

  • Ensure timely and accurate financial reporting across multiple entities

Institutional Reporting & Investor Support
  • Assist in preparation of financial reporting packages for owners, investors, lenders, and institutional partners

  • Support reporting across complex ownership structures, funds, and legal entities

  • Coordinate responses to investor, lender, and audit requests

  • Help improve the quality, consistency, and timeliness of financial reporting as the business scales

Technical Accounting & Controls
  • Research accounting treatment for non-routine transactions and document conclusions

  • Assist with development and maintenance of accounting policies and procedures

  • Support internal control initiatives and audit readiness efforts

  • Participate in accounting and reporting for acquisitions, refinancings, dispositions, and other strategic transactions

Process Improvement & Automation
  • Identify opportunities to streamline workflows and reduce manual effort

  • Develop and maintain accounting process documentation and SOPs

  • Partner with operations and technology teams to improve systems integrations and reporting capabilities

  • Help drive adoption of technology and automation throughout the accounting organization

  • Mentor junior accountants and offshore accounting staff

  • Review workpapers and provide coaching and feedback

  • Collaborate across accounting, operations, asset management, and technology teams

  • Contribute to special projects and strategic initiatives as the company grows

QualificationsRequired
  • Bachelor's degree in Accounting, Finance, or related field

  • 4+ years of accounting experience

  • Strong understanding of GAAP and financial reporting principles

  • Experience with month-end close, reconciliations, and financial statement preparation

  • Excellent communication and organizational abilities

  • Ability to manage multiple priorities in a fast-paced environment

Preferred
  • CPA license or active pursuit of CPA certification

  • Public accounting experience (Big Four or regional firms strongly preferred)

  • Experience with real estate, private equity, fund accounting, REITs, or institutional investment reporting

  • Experience supporting external audits and preparing audited financial statements

  • Experience working within complex multi-entity organizations

  • Experience improving accounting processes within a rapidly growing company

Why Join Arboreal?

Most accounting roles focus on maintaining existing systems. This role is about helping build them.

You will join a company that has doubled in size nearly every year for the past four years and is continuing to expand rapidly. You will work directly with experienced operators, real estate professionals, and technology teams while helping create the financial infrastructure required to support the next stage of growth.

This is an opportunity to:

  • Build systems instead of simply operating them

  • Work with sophisticated investors, lenders, and ownership groups

  • Gain exposure to acquisitions, development, and asset management

  • Help modernize accounting through technology and automation

  • Make a meaningful impact on affordable housing in the Pacific Northwest

For candidates who are ambitious, intellectually curious, and excited by growth, this role offers a clear path toward Accounting Manager, Assistant Controller, and future leadership opportunities as Arboreal continues to scale.

Skills Required

  • Strong accounting foundation with senior-level accounting experience
  • Experience in real estate development and construction accounting
  • Experience with multifamily or residential projects
  • Familiarity with construction loan processes and lender reporting
  • Corporate or fund accounting experience within real estate
  • Experience with AppFolio or similar accounting software
