Motional’s Las Vegas office is located less than 10 miles from the Las Vegas strip at 730 E Pilot Road and is home to one of the largest fleets of self-driving vehicles. The city’s grid system of roads and being one of America’s “smart cities” allows for extensive research and development testing.
Mission Summary:
Motional is at the forefront of autonomous vehicle technology, dedicated to making transportation safer, more reliable, and accessible. Reporting to the Senior Director of Operation, you will oversee the management of Motional’s real estate and facilities, both company-owned and leased properties. This role involves coordinating vendors, managing third parties, and maintaining the properties database along with related documents, as well as collaborating closely with key personnel across various divisions as needed. This position will require onsite capability in our Las Vegas site.
What you'll be doing:
- Real Estate Management:
- Lead broker, vendor, and real estate partner relationships.
- Ensure accountability, performance standards, and alignment with organizational objectives across leasing, acquisitions, workplace design, and facilities services.
- Oversee property due diligence and evaluation.
- Coordinate site assessments, operational feasibility reviews, facilities requirements, and cross-functional stakeholder input.
- Ensure sites meet technical, operational, and employee experience standards.
- Conduct market intelligence and site selection activities.
- Research potential properties, evaluate market conditions, and identify opportunities that align with business needs and long-term operational efficiency.
- Gather ownership, broker, and market data to support informed decision-making.
- Maintain governance over real estate transaction documentation.
- Ensure active management of critical milestones such as diligence periods, contingencies, and closing timelines.
- Manage company-leased offices and properties across various states.
- Manage subleased property and tenant relationships.
- Portfolio Strategy:
- Partner with executive leadership, finance, and business units to align workplace and facilities strategy with workforce planning, operational scaling, and regional expansion goals.
- Lead proactive real estate portfolio planning to support company growth, workforce distribution, and operational scalability.
- Identify emerging workplace needs and develop strategic recommendations for site expansions, relocations, consolidations, or new market entries.
- Translate business requirements into real estate solutions that balance cost, employee experience, and operational performance.
- Maintain real estate portfolio visibility and reporting.
- Provide leadership with insights on transaction pipelines, lease obligations, cost exposures, and long-term portfolio strategy to support informed executive decision-making.
- In partnership with Finance, develop and manage budgets and financial forecasts for workplace experience initiatives, facilities operations, and real estate transactions.
- Monitor expenditures, evaluate cost drivers, and ensure investments deliver measurable value and align with company financial objectives.
- Property Management:
- Manage title, escrow, and closing processes.
- Ensure compliance with legal and regulatory requirements.
- Work with title companies, brokers, and legal counsel to maintain transaction schedules and mitigate risk.
- Lead property transaction workflows including preparation and coordination of proposals, letters of intent (LOIs), lease agreements, and other transaction documents.
- Work closely with brokers, legal teams, and external partners to drive negotiations and ensure timely execution.
- Partner with senior IT leadership for technical facility management.
What we're looking for:
- Bachelor’s degree preferred, or equivalent industry certifications.
- Five+ years of experience managing the commercial real estate leasing & selection process.
- Five+ years of facilities/property management.
- Strong executive communication, public speaking, and stakeholder management skills.
- Ability to thrive in ambiguity, balancing operational planning with tactical execution.
- Proficient in Google Apps (Drive, Docs, Gmail, Calendar, Google+) and Advanced MS Word, Excel, Outlook and PowerPoint.
- Financial acumen and adept at budget management.
- Identify opportunities for cost savings, process improvements, and innovative workplace solutions.
- Strong problem-solving, troubleshooting, and analytical skills.
- Five+ years of supervisory or management experience
- Previous experience working with internal accounting personnel.
- Familiarity with Oracle or similar accounting systems is a plus.
- Valid Driver’s license.
- Ability to travel up to 25%.
