The Senior Manager, Pricing is responsible for supporting entrance fee and pricing forecasting, qualification analytics, valuation drivers, and pricing desk outputs as a senior finance leader. This role owns the modeling and analytics that connect unit market dynamics, inventory, waitlist velocity, refunds, Net Entry Fee impacts, and pricing strategy to provide recommendations to the Regional Team and Ownership in order to optimize occupancy, cash flow, and value.
This role reports to the Director, Pricing. This position oversees a team of Finance Analysts at various levels.

What You’ll Do:
- Lead the development and maintenance of financial models, assumptions, analytics, and reporting related to:
- Net Entry Fees – budget and prediction model in partnership with Enterprise Analytics.
- Entrance Fee Pricing – unit attribute pricing, market dynamic pricing, contract structure (i.e. pricing across ROCs).
- Monthly Service Fee Pricing – in place and market dynamic pricing.
- Resident Financial Qualification – standardization, analysis and decisioning support to Marketing & Sales team.
- Lead pricing desk recommendations to Regional Team: in‑place/market positioning, incentives, premium/dynamic pricing, and implementation guidance.
- Collaborate with Regional Team and Ownership to incorporate market/property specific considerations and support strategic initiatives (e.g. waitlist maximization).
- Consult with Regional Finance on budget questions that affect valuation, entrance fee pacing, and unit pricing strategy.
- Lead trend analysis and back‑testing to refine assumptions and improve forecast accuracy and pricing effectiveness.
- Coordinate actuarial model inputs; ensure transparent, documented assumptions.
- Produce rollups and reporting packages for Regional Team and Ownership review, including key analysis and drivers.
- Serve as a subject matter expert and escalation point for complex issues and judgment calls.
- Partner with Accounting COEs, Finance COEs, Regional Finance, and other departments to support business objectives.
- Responsible for the effective management and leadership of a team. This includes, but is not limited to: hiring, training, coaching, evaluating and managing performance, allocating compensation, effectively handling employee relations issues, and managing terminations.

- Bachelor’s degree in Finance, Economics, Analytics, or related field; or equivalent years of experience
- Minimum of 8 years experience in FP&A, pricing/revenue management, or strategic finance
- Advanced modeling skills; strong Excel/BI capability and comfort with planning models and dashboards
- Demonstrated experience building, maintaining, and interpreting complex financial models to support business decisions
- Ability to communicate pricing and valuation insights clearly to non‑finance stakeholders
- Proven experience leading teams
- Demonstrated ability to:
- Lead through ambiguity and competing priorities
- Demonstrated ability to manage projects and coordinate effectively across functions and leadership levels.
- Strong executive‑level communication and decision‑support skills
