Supervisory Position: No direct HR reports. Coaches and advises people managers across assigned departments. Mentors HR Generalist I and HR Coordinator I as the team develops.

Experience: 5+ years of progressive HR experience, including demonstrated generalist breadth across all core HR functions.
The Senior HR Business Specialist is a senior HR advisory and execution role responsible for delivering the full spectrum of HR services to assigned departments and team members across The Collier Companies’ multi-state portfolio. This role operates at the intersection of operational HR excellence and strategic business partnership, executing complex employee relations, leave administration, workers’ compensation, and compliance matters independently while serving as the day-to-day HR advisor to people managers and department leaders. At the III level, this role operates with near-full autonomy across multiple departments, leads SOP development and Paycom automation initiatives, and provides advisory services to senior leaders. Demonstrated breadth across all core HR functions is a non-negotiable foundation for this role. The advisory mandate is built on top of generalist execution mastery, not in place of it.

Essential Duties & Responsibilities: An individual must be able to successfully perform the essential functions of this position with or without reasonable accommodation.
- Employee Relations. Owned by the HR Director with full purview over all cases, strategy, and outcomes. The HR Business Specialist III supports the process through active case coverage, collaboration, and documentation as directed; brings senior advisory depth to complex, multi-department matters and ensures consistent record-keeping per The Collier Companies standards.
- Leave Administration (FMLA, ADA, LOA). Owns day-to-day case management from intake through return-to-work; coordinates with employees, managers, and carriers; maintains accurate records across all operating states.
- Workers’ Compensation. Owns WC intake, claim filing, carrier coordination, and case tracking; manages return-to-work and light duty processes; maintains WC SOPs and ensures multi-state compliance.
- Manager Coaching & Advisory. Serves as the day-to-day HR advisor to people managers across assigned departments and states; handles performance coaching, disciplinary guidance, policy interpretation, and escalation triage.
- Multi-Department Advisory. Provides embedded HR partnership to multiple departments simultaneously; manages competing priorities across assigned scope with minimal Director oversight.
- People Analytics. Pulls, interprets, and presents HR trend data to department leaders; translates workforce data into actionable recommendations.
- Organizational Design Advisory. Evaluates team structures, identifies design gaps, and advises senior leaders on structural changes.
- Change Management. Designs and leads change initiatives within assigned scope; advises leaders on communication strategy and stakeholder adoption.
- Talent Management. May assist in performance calibration, high-potential identification, and development planning with department leaders.
- Compliance Monitoring. Supports the monitoring of multi-state employment law changes across multi-state work locations; surfaces compliance gaps to the HR Director before they become exposures.
- SOP Development. Partners with the HR Director to capture, standardize, and formalize HR processes; converting institutional knowledge into documented, accessible SOPs.
- Technology Administration. Maintains data integrity within the various platforms (HRIS, ATS, Background Check, Benefits, etc.) for the assigned population; supports automation builds and workflow configuration in partnership with the HR Director.

- Multi-state employment law and compliance: deep mastery; tracks regulatory changes proactively and advises on organizational impact across all operating states.
- Leave administration law: FMLA, ADA, and state-specific leave laws; applies accurately to active cases and advises on complex scenarios.
- Change management methodology: designs and leads multi-stakeholder change initiatives end-to-end.
- People analytics: workforce planning, trend analysis, and scenario modeling; advises the HR Director and leadership on people data insights.
- Technology platform knowledge: HRIS (Paycom preferred), ATS (Workable preferred), benefits administration platforms, and Microsoft 365; maintains working knowledge of emerging HR technology including AI-assisted tools.
- Organizational design: evaluates structures, identifies design gaps, and advises senior leaders on structural changes.
- Talent management frameworks: performance calibration, high-potential identification, and development planning methodology.

Work Environment & Physical Activities: The following activities and work environment are necessary to perform the essential functions of the position.
- This position is fully in-office at The Collier Companies Home Office, Gainesville, Florida.
- Standard business hours, Monday through Friday. Occasional after-hours availability may be required for urgent matters and is not a formal on-call designation.
- Frequently required to sit for extended periods, stand, walk, talk, and hear.
- Frequent use of hands to operate a computer and standard office equipment.
- Prolonged periods of screen use and telephone or virtual communication required.

Qualifications:
- College level education or related experience preferred, strong commitment to continuous learning, personal & professional growth
- Minimum 5+ years of Human Resources relevant related experiences
- Multifamily real experience preferred.
- Must have a valid Florida Driver’s License and reliable transportation
