Job Summary:
The Senior Director, Transaction & Processing, is responsible for monitoring the status of real estate taxes, ensuring timely payment in accordance with established deadlines and providing oversight and guidance to the team. Key responsibilities include monitoring daily reporting for new loan tax setup, upcoming tax payments and escrow analysis to ensure timely and accurate completion. The Senior Director identifies opportunities to improve compliance and operational efficiency, and partners with the global operations team to execute various processes and ensure seamless workflow integration.
Responsibilities:
- Manage all aspects of tax payment processing, including reconciliation, disbursement requests, escrow account analyses, and borrower refunds resulting from escrow surpluses or reimbursements. Ensure accurate and timely recording in the system of record.
- Collaborate with management to refine work procedures, policies, and methods, providing strategic input to align with regulatory requirements and industry best practices. Implement and lead process changes within the Tax group.
- Coordinate with internal teams (Us and Global), borrowers, and third-party vendors to audit, verify, and resolve tax requirements and issues for new and existing loans, ensuring full compliance with applicable policies and regulations.
- Facilitate and participate in training for new hires and current team members to maintain high standards of regulatory and company compliance.
- Partner with Asset Managers to address escrow shortfalls and facilitate alternative payment arrangements impacting timely tax payments. Escalate and resolve issues to ensure timely execution.
- Conduct comprehensive quality assurance reviews of commercial loans, applying advanced criteria to identify operational improvement opportunities and ensure compliance. Provide actionable recommendations and regularly report metrics and feedback.
- Draft communications related to tax disbursements and establish best practices for document management to ensure timely and accurate record-keeping.
- Update collateral information in the system of record as needed.
- Prepare and deliver actionable reports on tax compliance and participate in audit pulls and presentations as required.
Required Qualifications:
- BS/BA degree in any field
- 9+ years of relevant experience in commercial real estate, with a clear understanding of different property types, as well as tax processing and monitoring practices
- 5+ years of management experience is preferred
- Strong verbal and written communication skills
- Demonstrated capacity to achieve results in a dynamic setting.
- Organizational and administrative skills that reflect attention to detail and the ability to prioritize amidst competing demands.
- Skilled in managing sensitive information while upholding privacy.
- Handling workload and special projects efficiently.
- Ability to work both independently and within a team environment.
