Job Description

As the Senior Director, Global Real Estate & Workplace Services, you will lead Bose's global real estate portfolio and workplace services strategy, overseeing a global footprint of 1.8M+ square feet across a mix of owned and leased sites worldwide, including corporate offices, R&D/lab environments, light manufacturing, and specialized automotive experience and garage spaces. You will lead a globally distributed team responsible for enterprise real estate, portfolio optimization, and workplace services that enable business growth, operational efficiency, and employee experience at scale.

In this role, you will drive a forward-looking global real estate and workplace strategy that aligns with evolving business priorities while creating environments that enable innovation, collaboration, operational efficiency, and employee experience across the globe. Success in this role requires the ability to connect enterprise strategy to portfolio decisions  balancing long-term vision with disciplined execution across a complex global footprint. 

Working closely with executive leadership and cross-functional partners across Finance, HR, Legal, Operations, IT, Security, and Corporate Development, you will translate business priorities into scalable real estate and workplace solutions that support growth, resilience, cost discipline, and evolving ways of working. You bring strong strategic and financial acumen, deep transaction and broker management expertise, experience leading global workplace services and facilities teams, and the ability to influence senior stakeholders through data-driven insights, clear recommendations, and practical operating plans. 

 

Key Responsibilities 

Enterprise Real Estate Strategy & Business Partnership 

  • Lead the strategy, governance, and evolution of Bose’s global real estate portfolio, aligning investments and workplace strategy with business growth, workforce priorities, financial objectives, and employee experience. 

  • Serve as a strategic advisor to executive leadership on portfolio optimization, market expansion and consolidation, workplace transformation, capital planning, and M&A-related real estate implications. 

  • Translate business demand, workforce trends, and operating model changes into scalable portfolio, occupancy, and workplace solutions supported by data-driven insights and financial analysis. 

  • Evaluate and recommend real estate strategies and transactions through financial, operational, risk, employee experience, and long-term flexibility lenses. 

Portfolio Optimization, Transactions & Lifecycle Management 

  • Lead the end-to-end real estate lifecycle across a global portfolio of 1.8M+ square feet spanning office, lab, light manufacturing, and specialized automotive environments. 

  • Drive portfolio performance through site selection, lease negotiations, renewals, consolidations, dispositions, acquisitions, occupancy planning, and workplace standards that balance global consistency with local business needs. 

  • Establish governance, broker management, and execution standards to ensure disciplined transaction management, strong external partnerships, and effective portfolio decision-making. 

  • Leverage utilization, occupancy, financial, and market data to optimize cost, flexibility, resilience, and workplace experience across the portfolio. 

Workplace Services, Operations & EHS 

  • Lead global workplace services and facilities operations, ensuring safe, scalable, employee-centric environments that support collaboration, productivity, and business continuity. 

  • Oversee Environmental, Health & Safety (EHS) strategy and compliance, embedding safety, resilience, and operational excellence into workplace operations, vendor management, and project execution. 

  • Partner cross-functionally with HR, IT, Security, Legal, Finance, and Operations to deliver integrated workplace experiences and support evolving ways of working. 

Risk, Compliance & Financial Leadership 

  • Lead real estate and workplace risk management, including regulatory compliance, business continuity, environmental and operational risk mitigation, and crisis readiness across the global portfolio. 

  • Own global real estate and workplace financials, including operating budgets, capital investments, lease obligations, and long-range planning. 

  • Develop executive-level business cases and recommendations that balance cost optimization, strategic growth, operational resilience, and employee experience. 

Leadership & Organizational Impact 

  • Build and lead a high-performing global Real Estate, Workplace Services, Facilities, and EHS organization. 

  • Lead and influence direct, matrixed, and third-party teams across regions, cultures, functions, and external partner organizations. 

  • Develop scalable methods, tools, processes, operating rhythms, and communications to improve transparency, consistency, and execution quality. 

  • Provide clear and proactive communications to stakeholders and employee audiences impacted by real estate, workplace, and facilities changes. 

Qualifications and Special Requirements 

  • 15+ years of progressive leadership experience in corporate real estate, workplace services, facilities, project delivery, or related fields, including global scope and responsibility for a multi-country portfolio. 

  • Ability to travel both within the U.S. and Internationally. 

  • Proven track record defining and executing enterprise real estate strategies aligned to business growth, workforce strategy, operating model evolution, and financial objectives. 

  • Deep expertise in global real estate transactions, including lease negotiations, renewals, acquisitions, dispositions, complex commercial agreements, and broker management. 

  • Experience supporting M&A due diligence and integration from a real estate and workplace perspective, including portfolio assessments, lease obligations, site rationalization, risk mitigation, and synergy identification. 

  • Strong experience managing and partnering with external brokers, landlords, developers, advisors, service providers, and vendors across multiple regions. 

  • Demonstrated ability to partner with executive leaders and business unit stakeholders, influence complex decisions, and lead cross-functional initiatives in a matrixed environment. 

  • Strong financial acumen, including experience with capital planning, portfolio optimization, investment analysis, ROI, lease vs. buy analysis, and executive-level business case development. 

  • Experience using data, market insight, benchmarking, occupancy analytics, and workplace metrics to inform real estate strategy and operating decisions. 

  • Bachelor's degree in Business, Finance, Real Estate, Engineering, Facilities Management, or a related field preferred; MBA, advanced degree, or relevant industry certification a plus.

The hiring range for this position in the primary work location of Framingham, Massachusetts is: $240,000-$330,000.The hiring range for other Bose work locations may vary.
