Who You Are:

The Senior Director, Capital Planning is an enterprise leader responsible for defining, governing, and delivering the single, authoritative view of capital outlook, performance, and risk across the company’s multi-billion dollar development portfolio.

Operating at the center of the Integrated Business Planning (IBP) framework, this role drives the capital planning dimension of enterprise decision-making—translating strategy into capital deployment pathways and ensuring alignment between growth objectives, investment decisions, and execution realities.

This role serves as the enterprise authority on development capital, directly informing and influencing executive leadership, Capital Committee, and Board-level decisions. The Senior Director integrates inputs across leasing demand, real estate, power, supply chain, construction delivery, and project controls into a cohesive, scenario-driven capital narrative that enables disciplined capital allocation and risk-informed investment decisions.

The role owns enterprise accountability for capital integrity, transparency, and governance—ensuring capital plans are accurate, reconciled, operationally grounded, and audit-ready.

What You Will Do:

  • Lead development of the enterprise capital plan, validating assumptions and timing across demand, real estate, power, supply chain, and delivery performance reforecasts and translating them into a portfolio‑wide, decision‑ready capital outlook.
  • Serve as the enterprise authority on capital planning, challenging assumptions, trade-offs, and investment priorities to enable disciplined capital allocation.
  • Own enterprise accountability for capital integrity, ensuring the multi-year capital plan is accurate, reconciled, operationally grounded, and audit-ready.
  • Translate long-term growth strategy into scenario-based capital deployment analysis, owning scenario outputs for executive cross-portfolio trade-off decisions across growth, capacity, liquidity, and risk.
  • Quantify portfolio capital risks, trends, and execution impacts, providing executive leadership with clear recommendations on exposure, priorities, and investment implications.
  • Ensure project‑level development capital requests are rigorously validated before aggregation into the enterprise capital plan and presentation to Capital Committee.
  • Frame and deliver the executive capital narrative to Capital Committee, clearly articulating changes, drivers, and implications to capital deployment, liquidity, and risk.
  • Partner with Accounting and Finance to lead the enterprise capital planning framework, ensuring governance, alignment, and audit-ready reporting.
  • Lead post‑completion capital performance reviews and embed lessons learned into estimating standards, forecasting methodologies, and planning assumptions to strengthen future decision-making.
  • Build and lead a high-performing enterprise capital planning and reporting team, driving alignment across cross-functional teams without direct authority by setting standards for analytical rigor and execution credibility.
  • Serve as senior interface for executive leadership and investment partners, aligning internal capital strategy with growth and risk expectations.

What You Will Need to Be Successful: 

  • Bachelor’s degree in Business, Finance, Accounting, or a related field.
  • 15+ years of progressive experience in capital planning, development finance, enterprise planning, analytics, or closely related disciplines.
  • Demonstrated experience owning or influencing executive‑ and Board‑level planning, governance, and investment decisions within large, capital‑intensive portfolios.
  • Exceptional analytical capability with the ability to synthesize complex, cross‑functional inputs into clear, persuasive, decision‑oriented insights.
  • Proven people leadership experience with a track record of building, developing, and leading high‑performing teams.

Nice to Have:

  • Experience in real estate development, data centers, infrastructure, energy, or similarly asset‑intensive industries.
  • Deep understanding of development execution lifecycles, construction cost drivers, and capital forecasting in high‑growth environments.
  • Demonstrated success operating within integrated planning, enterprise governance, or portfolio management frameworks.
