The role

    Reporting to the Controller, the Senior Accountant is accountable for the completeness, accuracy and timeliness of the financial records for an assigned portfolio of corporate and project entities — from first construction draw to project close-out — and for the audits, reviews and filings that depend on them.

    Accountabilities

    Month-end and year-end close

  • Execute the month-end close for all assigned entities against a published close calendar, with a target of two business days past month end.
  • Prepare and post all journal entries, accruals, allocations and intercompany entries with complete supporting documentation.
  • Complete every balance sheet reconciliation monthly; investigate and clear all reconciling items before the close is signed off.
  • Prepare monthly and annual financial statements under ASPE or IFRS for each assigned entity, complete and accurate, for Controller review.
  • Prepare the year-end working paper file for each entity to audit- or review-ready standard.
  • Project cost accounting

  • Maintain the job cost ledger for each active project: budgets, commitments, change orders and actual costs coded to the approved cost structure.
  • Prepare monthly budget-to-actual and cost-to-complete reports for each project; reconcile to the general ledger and explain every variance above threshold.
  • Prepare construction draw packages, reconcile each draw to the job cost ledger and the lender budget, and deliver lender and partner reporting on schedule.
  • Account for statutory holdbacks, capitalized costs and capitalized interest in accordance with the applicable standard and each project's financing agreements.
  • Project closings and revenue

  • Reconcile purchaser deposits and deposit trust accounts monthly.
  • Account for occupancy and final closings — revenue recognition, cost of sales, deposit application and closing adjustments — and reconcile to the statements of adjustments.
  • Prepare HST returns, new housing rebate claims and self-supply calculations; reconcile HST balances by entity each period.
  • Audit, review and compliance

  • Prepare all schedules, confirmations and working papers for external audits and review engagements; act as the primary point of contact for the external accountants on assigned entities; resolve findings at root cause so they do not recur.
  • Maintain the compliance calendar for every assigned entity and assist the Controller in ensuring that external accounting reviews, corporate tax returns, HST returns, information returns and all statutory filings are prepared, reviewed and filed on or before their due dates.
  • Maintain the documentation supporting internal controls over financial reporting for assigned entities.
  • Budgeting and forecasting

  • Support annual budgets and rolling forecasts for corporate and project entities through data gathering, review, variance analysis and written commentary.
  • Systems and continuous improvement

  • Support the finance team's ERP implementation: chart of accounts design, data migration validation, workflow and control design, and user acceptance testing.
  • Apply AI-assisted tools and Power Query to eliminate manual steps in reconciliations, reporting and the close, and document the resulting procedure.
  • Identify, propose and implement continuous improvements to accounting processes and controls, and measure the result.

What you bring

    • CPA designation, completed. We are not considering in-progress candidates for this role.
    • Five or more years of progressive accounting experience, including hands-on real estate development or construction accounting — job cost, draws, holdbacks, closings. This is required, not preferred.
    • Public accounting training preferred — audit or assurance at a Big Four or national firm. The strongest path into this role is public accounting followed by industry experience inside a developer or builder.
    • Ownership of a full-cycle close, end to end, and experience as the point of contact for an external audit or review engagement.
    • Working knowledge of ASPE and IFRS, and a solid grounding in HST as it applies to new housing.
    • Advanced Excel including Power Query; you can rebuild a broken query, not just run one. Power BI is a plus.
    • Experience with Sage 300 CRE, Sage Intacct, Yardi, TimberScan or a comparable construction or real estate ERP preferred. Experience with an ERP implementation is a plus.
    • You raise issues early, you disagree with reasoning and commit once the decision is made, and you go to the source to resolve a question rather than wait for it to be resolved for you.
