Audubon is currently seeking a Right-of-Way Project Manager to join our team in our Off Site Phoenix, AZ office. The Right of Way Project Manager will assist the Director of ROW in organizing and executing staffing, material management, and logistics to complete all types of pipeline projects. Lead the multi-state ROW program across all three spreads, including staffing, execution strategy, schedule, budget, client coordination and escalation management. The Senior Project Manager will align title, survey access, acquisition, permitting and construction support with requirements and the overall project schedule. The successful candidate must have direct leadership experience on large FERC-regulated pipeline projects and be able to manage senior personnel across Texas, New Mexico and Arizona.
Responsibilities:
- Direct ROW execution across all spreads and project phases.
- Own staffing forecasts, budget performance, schedule recovery and executive reporting.
- Coordinate with legal, regulatory, survey, GIS, engineering and construction leadership.
- Set project protocols for landowner contact, approvals, documentation and issue escalation.
- Lead project leadership meetings, decision tracking and cross-spread alignment.
- Provide final leadership oversight for project closeout and tract-file delivery.
Qualifications:
- High School Diploma or GED required.
- 10+ years of ROW experience with significant pipeline leadership responsibility.
- Demonstrated multi-state FERC pipeline project experience.
- Strong commercial, schedule, staffing and client-facing leadership capability.
- Proven ability to build, mobilize and retain large field organizations.
- Executive presence and sound judgment in high-stakes issue management.
- Ability to travel and maintain a sustained field presence when required.
- Individuals must have a valid driver's license and driving record that meets Company requirements.
- Exemplary communication and leadership skills.
- Organizes and develops highly functional and effective project teams.
- Coordinates and works with other departments (Engineering, Quality, Procurement, Finance and Accounting) to ensure the timely delivery of quality goods and services which meet or exceed our customer’s expectations.
- Knowledge to examine public records to determine surface ownership rights required.
- Ability to maintain orderly documentation and ROW acquisition records required.
- Proficient in Windows based software and Microsoft Office applications (Word, Excel, Outlook, PowerPoint, Access) to complete document preparation, project reporting, presentations, and general research required.
- Proficient in the acquisition of pipeline, power line, communication and surface easements and fee land purchases.
- Strong written and oral communication skills required.
- Knowledge to understand the legal agreements associated with any given project and legal documents of any nature pertaining to ROW.
