This is a revenue role, and your product is our existing residents. You will own every lease renewal, drive all income beyond base rent, and keep residents happy enough to stay and to buy more. We manage apartment communities across Ohio, and much of the revenue those communities could earn from current residents goes uncollected today.
You will own zero properties and zero day-to-day operations. No building, no unit turns, no work order queue. Our community managers carry those, which leaves them little time to step back and ask how to make every resident happy, always. That question is your entire job: you own the resident journey from move-in to renewal, and make sure each resident both renews and adds the services that earn the company revenue.
You will partner one-to-one with a leasing agent. You own the results for your portfolio, with no shared accountability. Expect 50+ hours a week, including some evenings and weekends — because that’s when people actually shop for apartments. We move in 24-hour cycles, not weekly ones.
What You'll Do
- Own the full lead-to-lease process: showings, applications, approvals, move-ins, and everything in between
- Run showings and convert them into signed leases
- Follow up relentlessly until every lead either signs or tells you no — zero leads go cold because nobody circled back
- Work renewals alongside new leases, because keeping a good resident is worth as much as finding one
- Manage your own pipeline daily in AppFolio and keep it clean
- Coordinate with the setter team, the applications team, and the move-in team so nothing falls through
- Provide top-tier service to prospects and residents
- Own every lease renewal in your portfolio: track upcoming expirations in AppFolio and start outreach 90 days before lease end.
- Call, text and email residents to present renewal offers, answer questions and confirm their plans.
- Send renewal agreements and follow up until each one is signed, declined or escalated.
- Learn early why a resident is thinking about leaving, and work with the community manager to fix what can be fixed (open maintenance, noise, parking, pricing).
- Escalate pricing or concession requests to Sales Manager with a clear recommendation.
- Collect notices to vacate, confirm move-out dates, and run short exit surveys to capture why residents leave.
- Drive all income beyond base rent: garages, storage units, reserved parking, and clubhouse and conference room rentals.
- Fill our under-used inventory first: parking at Heritage and Bellefontaine, and storage at Flyers. Help evaluate adding storage at Heritage and other properties.
- Market specials and add-on services to existing residents, and follow up until they convert.
- Track every ancillary item by property: what's available, what's rented, to whom, and at what price.
- Manage booking, payment and agreements for clubhouse and conference room rentals.
- Run resident check-ins at key points: 30 days after move-in, mid-lease and before renewal, using each one to raise satisfaction and offer relevant add-ons.
- Keep notes, renewal status and ancillary rentals current in AppFolio so the team always knows where each resident stands.
- Report weekly to Sales Manager on renewals, early move-outs, ancillary income and conversion rates, with the main reasons residents leave.
- Treat every resident fairly and consistently, follow fair housing rules, and keep resident information confidential.
Requirements
- 2+ years in a commission-based sales role — any industry
- Must be a closer.
- A track record you can put a number on. Deals closed, dollars produced, close rate, quota attainment. If you can’t quantify it, this isn’t the role.
- You’ve carried a monthly number and hit it. Consistently.
- Comfortable on the phone at high volume, and comfortable with rejection
- You chase the follow-up. Most of the money in this job is in the fifth touch, not the first.
- Tech-savvy — spreadsheets, Google Drive, and CRM or property management software. This is non-negotiable.
- You think independently and solve problems without being told twice
- Organized enough to run a pipeline of dozens of prospects at different stages without letting any slip

The more you close, the more you make. There’s no cap on it and no politics in it.
Where This Goes
We’re not vague about advancement, so here’s the actual path:
Leasing Manager → Senior Leasing Manager → Lead Leasing Manager → Sales Team Lead → Regional Sales Manager
Every one of those seats gets filled from the inside first.
We’ve tripled in the last 12 months and plan to double again in the next 12 to 18. Every new property means new leasing teams, and the people who run them are the people who produced first. If you perform here, the ceiling is not a ceiling.
