About the Role

We're hiring a Revenue Manager to own RevPAR for a region of the portfolio. You get a defined set of markets and units, and you own everything inside them that moves rate and occupancy, including pricing, length-of-stay strategy, channel mix, promotions, and the judgment calls that come with a portfolio that turns over constantly. 

This is a rare chance to have real decision authority over a rapidly growing portfolio this early in a career. You’ll pull your own data, form a perspective, make a decision, and then use the data to determine if that was the right decision or not.  The people who do well here notice something is off in their region before anyone else does and move quickly to solve it. 

The background we have in mind is one to two years in a formal revenue management program at a major hotel or airline group. You learned the discipline properly, pace, pickup, elasticity, displacement, competitive sets, and now you want a portfolio you actually control instead of a rate recommendation somebody two levels up approves. 

We also work with AI in the loop. Claude and SQL are how our team gets through analysis in an hour that used to take a day. You should already work that way, or be obviously hungry to.

What You'll Own

  • Regional RevPAR: Rate and occupancy for your markets, against plan and against the rest of the portfolio.
  • Pricing execution: Our internal ML pricing engine sets base rates. You own the market-level inputs, the overrides, the seasonality and event calls, and the decision about when the model is wrong. 
  • Length of stay and reservation mix: Short stays fill gaps, longer stays carry margin. Getting that balance right in each market, minimum-stay rules, extension pricing, monthly rate positioning, is one of the highest-leverage things you'll do.
  • Channel and distribution: Direct versus OTA positioning for your region, rate parity, promo participation, and knowing when paying OTA commission is worth it and when it's just cannibalizing bookings we'd have gotten anyway.
  • Underperforming units: Every region has apartments that aren't driving the results we need. You'll find them early, diagnose whether it's price, photos, location, or asset quality, and drive the fix with the local GM and the supply team.
  • Forecasting and pace: A weekly point of view on where your region lands, what changed, and what you're doing about it. 
  • Market intelligence: Comp sets, competitor rates, new supply, demand events, seasonality patterns. You should know your markets better than anyone at the company.
  • Partner-facing numbers: GMs and apartment partners will ask you why a building is priced the way it is. You explain it in plain language and hold the line when you're right.

What We're Looking For

  • One to two years of formal revenue management training at a large hospitality, hotel, or airline brand (Marriott, Hilton, Hyatt, IHG, Delta, United, American, or similar), or at a revenue management firm serving them. 
  • Data literacy you can defend. We'll give you SQL access and AI tools that write most of the query for you. What we need is someone who looks at a number and knows whether it's the right number, right date basis, right denominator, right population. You don't have to be a SQL author on day one. You do have to be the person who catches a wrong answer that looks clean. 
  • Real comfort with modeling. Spreadsheets fluently, Python a plus, not a requirement. 
  • Genuine AI fluency. You use it daily, you have opinions about where it breaks, and you can show us how it changes your output.
  • Agency. This is the trait we screen hardest for. Ambiguous problem, incomplete data, no playbook, and you still get to a defensible answer and act on it.
  • Commercial judgment over precision. A good decision Tuesday beats a perfect analysis in three weeks.
  • Willingness to be measured. RevPAR is public inside the company. Some weeks that's great news and some weeks it isn't.
  • Open to relocating to Birmingham. Our HQ is here and this role works best in the building, close to the pricing team, the GMs, and the data. We'll help with the move.

Skills Required

  • One to two years of formal revenue management training at a major hospitality, hotel, airline, or comparable revenue management firm
  • Data literacy sufficient to validate metrics, date bases, denominators, and populations
  • Fluency with spreadsheets and comfort with modeling
  • Genuine daily AI fluency and understanding of AI limitations
  • Comfort using SQL for analysis, even if not an advanced SQL author
  • Python experience
  • Ability to make defensible decisions with ambiguous problems and incomplete data
  • Commercial judgment and willingness to be measured against RevPAR performance
  • Willingness to relocate to Birmingham and work in the office
