MetCap Living Management Inc. has an immediate opening for a Revenue Administrator and Accountant at our Downtown Toronto office. 

The Revenue Administrator and Accountant is responsible for revenue administration, rent increase processing, revenue accounting, tenant account maintenance, reporting, and reconciliations across the property portfolio. The role ensures accurate rent and parking charges, compliance with applicable tenancy legislation, timely resident communications, and accurate financial reporting.
Salary range: $42,000.00 to $46,000.00 annually commensurate with experience. 

Key Responsibilities:

· Calculate, prepare, and distribute Notices of Rent Increase (NORIs) and related resident communications.

· Coordinate and assist with the preparation, distribution, tracking, and filing of Above Guideline Increase (AGI) applications and orders.

· Respond to resident, property management, and leasing inquiries regarding rent increases, tenancy guidelines, and related matters.

· Maintain accurate records of rent increases, AGI documentation, and supporting files in SharePoint and other systems.

· Process monthly move-ins, move-outs, notices, lease setup, lease charge changes, parking adjustments, rent adjustments, and reconciliations.

· Prepare and maintain tenant ledgers, rent rolls, accounts receivable (A/R), Last Month Rent (LMR), security deposit, parking, and chargeback accounts.

· Post monthly rent rolls, prorated rent and parking charges, rentable items, and daily accounting memos.

· Apply LMR deposits, distribute LMR interest, process refunds, and reconcile LMR balances.

· Process PAP transactions, NSF payments, collections assignments, and related account adjustments.

· Prepare monthly A/R reports, vacancy reports, LMR reconciliations, parking reconciliations, rent roll reconciliations, and variance analyses.

· Analyze A/R and vacancy loss results against budget and prepare supporting reports.

· Communicate and collaborate with property management teams, consultants, residents, and other internal and external stakeholders.

· Assist with special projects, audits, process improvements, and ad hoc reporting requirements.
 

Qualifications & Skills:

· Post-secondary education in Accounting, Business Administration, Property Management, or a related field preferred.

· Strong administrative, accounting, and organizational skills.

· Strong attention to detail and ability to produce accurate work.

· Ability to manage multiple priorities and meet deadlines in a fast-paced environment.

· Excellent communication and customer service skills.

· Strong analytical and reconciliation skills.

· Ability to work independently and collaboratively within a team environment.

· Basic mathematical and financial analysis skills.

· Ability to adapt to changing priorities and solve problems effectively.
 

Technical Knowledge:

· Strong Microsoft Excel skills.

· Proficiency with Microsoft Office applications including Word, Outlook, and SharePoint.

· Experience with Yardi Voyager preferred.

· Experience with Property Vista considered an asset.

· Knowledge of property management operations and residential tenancy legislation.

· Understanding of accounting principles, rent increases, AGIs, accounts receivable, and revenue accounting processes.

· Experience with automated mailing and postage systems considered an asset.
