***This position covers Northwest Georgia - Trenton, GA area***

The Regional Manager is responsible for making sure the properties in their region are operating successfully. This is a highly hands-on leadership role that involves spending significant time at properties, working directly with Community Managers and Maintenance Technicians, and stepping in when problems cannot be resolved at the site level.

A typical day may include visiting properties, coaching and supporting site staff, reviewing occupancy and rent collections, monitoring budgets and expenses, addressing resident concerns, responding to emergencies, reviewing compliance issues, and identifying property maintenance or capital improvement needs. The Regional Manager is also responsible for holding site teams accountable for performance while helping them develop the skills needed to succeed.

Travel is a significant part of the job, with approximately 75% of the position requiring travel to properties within the region. The role requires someone who is comfortable being out in the field, managing multiple properties and priorities, making decisions quickly, and dealing with issues as they arise.

Success requires strong leadership, coaching, communication, problem-solving, and organizational skills, along with the ability to hold people accountable while maintaining positive working relationships. The Regional Manager must be able to balance people, property performance, compliance, resident service, and financial results every day.
