Job Summary:
The Regional Manager is responsible for the overall operational, financial, physical, and team performance of an assigned portfolio of residential communities. This role provides leadership, direction, and support to onsite community teams across both office-side and maintenance-side functions to help ensure each community operates effectively and in alignment with Company standards. The Regional Manager oversees a small portfolio of communities and is expected to maintain a strong understanding of each property’s performance, staffing, physical condition, resident experience, and business needs. Because of the limited portfolio size, this role is expected to have a high level of direct involvement with onsite teams and community operations, while partnering closely with Community Managers, maintenance leaders, and Company leadership to drive consistency, support team development, protect asset value, and improve overall community performance.

Because communities vary in size, location, staffing levels, physical needs, and operational priorities, the specific focus and day-to-day demands of this role may vary across the assigned portfolio. In all cases, the Regional Manager is expected to provide effective leadership, sound operational oversight, and consistent support that strengthens both community performance and team effectiveness.

Key Responsibilities
Portfolio Leadership & Team Oversight
  • Provide leadership, direction, and support to onsite community teams across both office-side and maintenance-side functions.
  • Lead, coach, and develop Community Managers and support their effectiveness in leading onsite team members.
  • Provide oversight and support to maintenance leadership and onsite office leadership to promote strong communication, accountability, and execution across communities.
  • Help identify staffing, performance, and organizational needs across the portfolio and partner with leadership and Human Resources as appropriate.
  • Support onboarding, training, coaching, accountability, and development of onsite leadership.
  • Reinforce Company expectations, standards, and operational consistency across assigned communities.
  • Help communities navigate staffing changes, performance challenges, transitions, and changing business needs.
  • Maintain a direct and visible level of involvement across the assigned portfolio to support continuity, problem-solving, and community results.

Financial Management & Performance
  • Collaborate with Community Managers to develop annual operating budgets and property business plans.
  • Review financial performance, operating statements, budget variances, delinquency, bad debt, and key performance trends across the portfolio.
  • Support strategies related to rental rates, rent increases, concessions, collections, and other factors affecting property performance.
  • Review and approve property-level expenditures within designated authority levels.
  • Monitor controllable expenses and support sound financial decision-making that protects both short-term performance and long-term asset value.
  • Provide updates, recommendations, and performance insight to Company leadership as needed.

Community Operations & Compliance
  • Oversee operational consistency across assigned communities, including office practices, property standards, resident experience, and compliance expectations.
  • Communicate, implement, and monitor Company policies, procedures, and operational standards.
  • Support resolution of significant resident concerns, operational issues, or escalated matters as needed.
  • Ensure compliance with applicable federal, state, and local requirements affecting property operations.
  • Maintain awareness of environmental, safety, and liability-related concerns and respond appropriately.
  • Keep leadership informed of incidents or events that may significantly affect operations, safety, liability, or community performance.
  • Monitor project timelines, contract administration, vendor performance, and operational execution.

Property Condition & Asset Support
  • Inspect properties regularly with Community Managers and maintenance leadership to assess curb appeal, maintenance performance, preventive maintenance practices, safety concerns, structural conditions, and overall readiness.
  • Support planning, coordination, and oversight of capital projects, improvement efforts, and physical asset priorities.
  • Secure, review, and evaluate vendor bids and contracts in accordance with Company procedures.
  • Help ensure operating and capital expenditure remain within approved budget parameters.
  • Support communities in maintaining strong physical standards and protecting the long-term condition of the asset.

Leasing, Marketing & Resident Experience
  • Review leasing performance, rental reports, occupancy trends, renewals, and portfolio-level opportunities for improvement.
  • Evaluate market conditions, resident feedback, concession activity, and property-level marketing efforts.
  • Partner with Community Managers to support community marketing plans, pricing strategies, and leasing performance.
  • Help ensure resident experience expectations are supported across the portfolio through strong service, responsiveness, and operational follow-through.
  • Identify trends affecting resident satisfaction, leasing success, or community reputation and support action planning as needed.

Reporting & Administrative Leadership
  • Review audits, reports, and required property-level documentation for accuracy, completeness, and follow-through.
  • Ensure monthly and semiannual operational review processes are completed as expected.
  • Maintain organized communication and reporting to support informed decision-making by Company leadership.
  • Participate in approved training, industry groups, or professional development opportunities to remain informed on market and operational trends.

Our Ideal Candidate
Required Work Experience
  • At least three years of related property management experience preferred 
  • At least one year of Regional/District management experience preferred
Certifications and/or Licenses
  • CAM preferred
  • Valid driver license legally allowing driving for work purposes during working hours
  • Valid automobile insurance when operating a vehicle for business purposes

Skills Required
