Role Description
- The Project Manager (PM) leads the planning, design, procurement, construction, and handover of real estate development projects, ensuring they meet the company’s global standards for cost, schedule, quality, sustainability, brand consistency, and customer experience. The PM acts as the owner’s representative and serves as the central coordinator between internal teams, design consultants, contractors, authorities, lenders, and stakeholders. The PM is supported by a Design Manager and a Construction Manager at various phases of the project.
Core Scope
- Drive the entire project lifecycle—feasibility → design → procurement → construction → handover. Be accountable for the project and own the delivery.
- Translate development strategy, brand standards, and product positioning into clear project requirements.
- Procure and manage consultants, engineers, PMCs, contractors, and suppliers across multiple geographies, along with their contracts.
- Control budgets, cost plans, procurement strategy, cash flow, and variation exposure. Regularly publish data for MIS (Management Information Systems).
- Coordinate all design stages, ensuring compliance with global brand standards, with the DM’s support.
- Manage regulatory approvals and ensure compliance with local building codes and international benchmarks.
- Track construction progress, quality, safety, sustainability, and risk, with the CM’s support.
- Support sales, marketing, and product development teams with accurate information and technical alignment.
- Ensure operational readiness, documentation, and a seamless handover to property management/FM.
- Ability to manage different development categories of the employer, including: Ground-up Construction ● Conversions ● Third-party Conversions

- Navigate regulatory processes with accurate planning of all approvals across international jurisdictions.
- Maintain zero tolerance for uncontrolled changes or undocumented decisions.
- Deliver a seamless handover with complete documentation, commissioning, and Facilities Management onboarding.
Educational Qualifications & Experience
- Bachelor’s in Civil Eng / Architecture / Construction / Project Management.
- Min: 15+ Years of Experience.
Computer and Software Proficiency
- Autodesk Revit.
- AutoCAD.
- Knowledge of BIM standards (e.g., ISO 19650, PAS 1192) and LOD specifications.
- Primavera.
- MS Project.
- Relevant ERP systems.
- Microsoft Office Excel.
- Adobe Creative Suite.
