As a Project Manager, you will be responsible for coordinating with the Real Estate Department Head, as well as other personnel for the planning and execution of certain maintenance and construction projects that support the organization. Oversee all aspects of the project including but not limited to budget, scope, progress/schedule, execution, and completion. Ensure projects remain aligned with the overall Company strategy and support the commitments made to internal/external customers. Assist in other Real Estate matters including lease acquisitions, site inspections, etc., as the work load dictates.
Provide sketches of site plans, floor plans, etc., as requested. Estimate cost according to the plans and specifications furnished. Obtain bid prices from contractors. Prepare a Contractor Qualification Questionnaire before invitation to bids are mailed. Prepare specifications and instructions to bidders in order to secure accurate bid and proposal. Develop project schedules once projects are approved. Check building or work progress to maintain schedules, including shop drawings, grading and building plans when required, after contract is awarded. Verify related project invoices and submit for approval. Make regular visits to the site to ensure that work is progressing according to schedule. Assist in search for facilities and reviews proposed leases with Real Estate when work load dictates. Inspect facilities for necessary repairs or remodeling. Coordinate the opening of new service centers with Operations personnel. Orchestrate lease and repair with parties in order to finalize. Assist in maintaining fact sheets and site plans for property manuals. Prepare major construction files, i.e., contracts, architect, pictures, progress reports, inspection reports, running sheet totals, etc. Assist in keeping all files up-to-date and organized. Receive and distribute final closeout documents regarding final completion of project, including submittals, shop drawings, maintenance manuals, subcontractor list, lien releases, substantial completion, certificates of occupancy, as built plans, etc. Responsible for maintaining drafting room and archiving files in an organized manner. Assist with preparation of in-house plans into presentation form for submission to Executive Management Committee or for negotiations with architects, contractors, etc. Prepare scope of work specifications and solicits bids for major and minor repair and renovation work (i.e., paving, roofing, HVAC, painting, siding, concrete, etc.). Award contract and follows through to completion once approved. Check service centers for repairs and assists in obtaining at least two quotations for service center and yard repairs with contractor. Submit quotations and recommendations for approval. Once approved, schedule repairs with contractors. Prepare and monitor an annual maintenance budget to include all service centers. Work with the Administrative Assistant concerning inspections on new leased and subleased (incoming rent) property when needed for drawings or cost estimates for repairs or renovations. Check all invoices for maintenance and repairs as submitted from outside managers, making sure all project numbers, approvals, etc. are assigned prior to submitting for approval. Perform a detailed annual maintenance inspection of service centers yearly and documents with an inspection form and photos to be provided with suggestions for improvements and a list of required work. Work with manager to obtain estimates for corrective action. Coordinate purchases, delivery and installation of all owner furnished items at new projects, including dock boards, trailer loading lights, ramps, signs, etc.
For this role, you will need to have a Bachelor's Degree in Civil Engineering, Construction Management, or Architectural Design, 5 years of experience in commercial or industrial construction, previous experience in project design, financial analysis, contract assessments, contract management, project management; previous experience with budgeting and cost forecasting.
