Overview:

Olgoonik Management Services, LLC a construction/engineering company specializing in facilities construction, operations and repair, is seeking candidates for the position of Project Manager for work to be performed on a multi-year project on the National Institutes of Health (NIH) Main Campus in Bethesda, MD and other NIH locations in Maryland.

Primary Responsibilities:

• Participates in scoping sessions with the client, produce written proposals and detailed cost estimates, negotiate proposals with client, produce subcontractor bid packages and evaluate subcontractor pricing, administer and oversee subcontractor field activities, produces project schedules, etc. as required to effectively manage several projects at once.
• Coordinates field work with other project managers, superintendents, and clients to ensure the smoothly on time completion of every project.
• Reviews subcontractor material submittals and shop drawings.
• Prepares submittals for client approval.
• Monitor field construction for submittal compliance.
• Assure red line (as-built) drawings are kept up to date in the field. Process final red lines, warranty certificates, and equipment manuals for closing out of each project with clients.

Supervisory Responsibilities:

• Supervisory responsibilities with this position may include supervision of professional, technical, clerical, and/or labor staff in support of the project.

Education and/or Experience:

• Candidates should have a Bachelor’s degree in engineering or a construction related field and/or a minimum 10 years of project management experience.
• Familiarity with Microsoft Office programs, RS Means and associated estimating programs, cost control, scheduling, etc. is required.
• Minimum of ten years’ experience in construction, with an emphasis in project management and estimating for small to medium sized maintenance, repair, and minor design build construction projects. Bachelor’s Degree is preferred but extensive government contract experience in lieu of will be considered.

Knowledge, Skills, and Abilities:

• Interpersonal skills sufficient to positively influence employees and subcontractors to actively achieve mutual goals.
• Applicants must possess excellent communicative skills, be adept in managing multiple, minor construction contracts from concept to completion, and be proficient at interpreting design drawings and specification booklets.
• Must be proficient with Microsoft Suite of products including, Word, Excel, Access and E-mail business software.
• Must demonstrate a good attitude and ability to work as a member of a Team. Position requires self-motivation and the ability to work effectively under a minimum of supervision.
• Must be able to multi-task efficiently, work in a fast-paced environment on multiple projects, and have a strong attention for detail.

Work Environment:

This is a full-time, year-round position with commensurate salary and benefits. General office environment. Some travel both domestically and internationally required based on business demands.
