Job DescriptionAs Project Manager, you will be responsible for leading projects end to end, from initial scoping and planning through to delivery and final account close-out. You will work closely with customers, internal teams, designers, and subcontractors to ensure projects are delivered safely, on time, within budget, and to the highest quality standards.
This role offers plenty of variety and autonomy, making it ideal for someone who enjoys balancing project delivery, stakeholder management, commercial oversight, and business development.
What You’ll Be Doing
Project Delivery
- Manage projects from inception through to completion across customer sites.
- Take full ownership of project delivery, ensuring works are completed safely, on time, and within budget.
- Define project scope, develop delivery plans, and manage programmes of work.
- Oversee day-to-day operational delivery, including subcontractor coordination, site activity, and project documentation.
- Ensure customer approvals and sign-off are achieved in line with agreed project plans.
- Provide regular project updates and monthly reporting to senior leadership.
Pre-Construction and Planning
- Lead project scoping, tendering, and cost planning activities.
- Review pre-construction information and develop construction phase plans.
- Work with designers, developers, and subcontractors to clearly define and document scopes of work.
- Prepare and manage tenders, including detailed analysis of subcontractor submissions.
- Review subcontractor RAMS to ensure they are suitable and sufficient.
Client and Stakeholder Management
- Build strong, trusted relationships with customers and key stakeholders.
- Understand client requirements and provide expert advice on the feasibility of proposed works.
- Work collaboratively with internal teams and external partners to deliver the best outcomes for clients.
- Maintain a visible presence on customer sites to identify needs and build long-term partnerships.
Commercial and Financial Management
- Take full accountability for the commercial performance of each project, including profit and loss.
- Ensure projects are commercially viable and aligned with contractual requirements.
- Manage payment schedules, applications for payment, subcontractor accounts, and final accounts.
- Monitor project performance, analyse variances, and implement corrective actions where needed.
- Ensure all project variations are captured, priced, and submitted appropriately.
Business Development
- Identify and develop new project opportunities across the customer portfolio.
- Build a healthy short-, medium-, and long-term pipeline of work within the Business Unit.
- Promote CBRE’s capabilities through strong site visibility, case studies, and client engagement activities.
- Support the development of trusted supply chain relationships in partnership with the procurement team.
Compliance, Quality, and Safety
- Ensure CBRE QHSE standards and processes are embedded across every project.
- Operate within current CDM requirements, primarily acting as Principal Contractor.
- Identify and manage statutory, commercial, and operational risks.
- Ensure all project documentation, including O&M manuals, is complete, accurate, and properly stored.
- Maintain full compliance with company policies, procedures, and project governance standards.
What We’re Looking For
We’re looking for someone who is confident, commercially aware, and highly organised, with a strong track record of delivering projects in a client-facing environment.
You will ideally bring:
- Experience in project management within construction, facilities management, building services, or a related environment.
- Strong knowledge of pre-construction, tendering, cost planning, and project delivery.
- Excellent stakeholder management and relationship-building skills.
- Good commercial awareness, with experience managing budgets, margins, and financial performance.
- The ability to manage multiple priorities and work independently.
- A proactive, solutions-focused approach with strong attention to detail.
- A solid understanding of health, safety, and compliance requirements, including CDM principles.
- IOSH Managing Safely and/or SMSTS
- Recognised technical qualification in construction, M & E or similar
- Business standard of written and verbal literacy and numeracy
- Recognised qualification in Project Management
- NEBOSH (Desirable)
Experience
- Minimum of 5 years proven Project Management experience in an M&E, FM, construction or critical environment
- Proven experience of running a P&L
- Demonstrable evidence of having managed a team
- Previous experience of operating at senior level (Desirable)
