Interior Fit-Out & Renovation Planning

  • Assess existing premises and develop renovation and fit-out strategies.
  • Reconfigure internal spaces into functional office areas and accommodations.
  • Ensure compliance with building codes, safety regulations, and statutory requirements.

Design Development & Visualization

  • Prepare detailed architectural, interior, and layout designs.
  • Provide 2D, 3D, and CAD-based designs with multiple iterations.
  • Develop and submit final design in 3D video walkthrough format and PDF presentation.
  • Submit all deliverables in PDF and editable source files.
  • Ensure designs are practical, cost-effective, and execution ready.

Furniture, Accommodation & Landscape Design

  • Develop furniture layouts for office and residential/accommodation spaces.
  • Design garden/landscape areas, ensuring usability and aesthetic integration.
  • Maintain a cohesive design approach across all indoor and outdoor spaces.

Technical Documentation & BOQs

  • Prepare detailed specifications and BOQs with cost estimates covering:
  1. Furniture
  2. Interior fit-out works (Civil & MEP)
  3. Firefighting systems
  4. IT & networking infrastructure
  5. Landscape works
  • Ensure documentation aligns with project scope, execution needs, and procurement standards.

Execution Support

  • Provide ongoing support during procurement and implementation phases.
  • Assist in vendor evaluation, technical comparisons, and bid analysis.
  • Ensure all works are executed as per approved designs and specifications.

Site Supervision & Engineering Coordination

  • Conduct regular site visits and supervise works in line with contract standards (e.g., FIDIC principles).
  • Review and approve drawings, materials, and samples.
  • Monitor quality, timelines, and progress of work.
  • Verify measurements, contractor bills, and invoices.
  • Perform rate analysis and cost benchmarking.
  • Review and ensure accuracy of current and as-built drawings for MEP and HVAC systems.

Reporting & Project Close-Out

  • Submit weekly progress reports.
  • Review and verify as-built drawings and layouts.
  • Ensure submission of complete project documentation, including 2D networking diagrams and MEP/HVAC as-built records.

Requirements
  • Bachelor’s or master’s degree in architecture or relevant field.
  • Minimum 8–12 years of experience, specifically in interior fit-out and renovation projects.
  • Experience in office spaces, accommodation planning, and landscape design.
  • Strong knowledge of MEP and HVAC systems with ability to interpret and verify as-built drawings.
  • Proficiency in AutoCAD, 3D visualization tools, and design software.
  • Strong experience in BOQs, cost estimation, and site supervision.
  • Sound knowledge of Public Procurement Regulatory Authority Rules and public sector procurement processes.
  • Familiarity with international contract standards (e.g., FIDIC) is an advantage.

Skills Required
