Freedom Real Estate & Capital, LLC., is seeking a Preconstruction Manager that will be responsible for leading the full preconstruction lifecycle for commercial development, construction, and advisory services projects, including budgeting, design coordination, procurement strategy, GMP development, and project buyout. This role is client-facing and responsible for ensuring alignment between scope, budget, and project objectives.

Primary Responsibilities:

• Lead preconstruction efforts across all phases (conceptual through construction documents).

• Develop and manage preconstruction schedules and deliverables.

• Lead client meetings and present budgets, estimates, and recommendations.

• Coordinate with architects, engineers, and consultants to align design and budget.

• Oversee preparation of detailed cost estimates and validate pricing assumptions.

• Lead budget reconciliation and cost management throughout design development.

• Manage subcontractor and supplier solicitation, bid leveling, and scope coverage.

• Develop procurement strategies and lead GMP development.

• Participate in and support final subcontractor buyout decisions.

• Lead value engineering efforts and recommend cost-saving solutions.

• Identify risks, scope gaps, and cost drivers early in the process.

• Coordinate with internal Advisory Services, Construction, and Development teams.

• Lead and mentor staff as applicable.

Minimum Qualifications:

• US Citizenship.

• Bachelor’s degree or higher in Construction Management, Engineering, Building Science, or related field.

• 5–8+ years of experience in construction estimating or preconstruction.

• Experience leading projects from concept through buyout.

• Strong understanding of construction drawings and building systems.

Knowledge, Skills, and Abilities:

• Ability to lead preconstruction efforts independently and across teams.

• Strong client-facing communication and presentation skills.

• Experience with GMP development and procurement strategy.

• Ability to align design intent with budget constraints.

• Strong organizational and time management skills.

• Ability to manage multiple priorities in a fast-paced environment.

• Professional written and verbal communication and interpersonal skills.

Technical Requirements:

• Proficiency in estimating and takeoff software (Bluebeam, On-Screen Takeoff, Building Connected).

• Working knowledge of Excel for cost analysis.

• Familiarity with construction delivery methods and contract structures.

Additional Preferences:

• OSHA 30 certification preferred.

• LEED or sustainability experience is a plus.

Schedule: M-F; 8-5 additional hours as needed with flexibility to meet the needs of the company

Work Location: Headquarters Office and Project sites

Travel: Yes, local with flexibility for some out of town may be required
