Highlights:
You focus on increasing revenue through innovative development and expansion initiatives. As the Director of Right of Entry, you are passionate about promoting sales and capturing new markets for our ROE and GOE agreements with commercial and retail property owners. Using a client-centric focus, you excel at leading and managing all aspects of the ROE and GOE processes, including maintaining accurate database systems. You are an influential ROE expert serving as a liaison to building owners and property management companies.
Using your technical expertise, you manage a team of cross-functional ROE specialists to ensure a smooth ROE and GOE implementation process. You have a developed ability for identifying roadblocks and overcoming obstacles to meet company objectives. You thrive in an office environment and feel comfortable traveling as needed to see the completion of ROE projects. You report to the Vice President of Service Delivery for goals and guidance.

What you will do:
- Encourage company-wide excellence and growth through active and consistent support for all efforts to enhance the client experience.
- Drive the ROE and GOE attainment processes by ensuring consistent, thorough and accurate procedures, including negotiations with property owners and building management.
- Improve client satisfaction by managing the processing, monitoring and escalation of ROEs and GOEs making sure to account for Sales, Legal, Finance, Risk Management and Operations requirements.
- Mitigate risks by handling ROEs requiring advanced "redlining" and negotiating, including reviewing historical records of similar ROEs.
- Increase team efficiency by mentoring, training and coaching team members on compliance and process improvement of ROE escalation procedures and tracking rules.
- Achieve company goals through budget management, resource allocation and policy development in response to internal fluctuations and ROE-related needs and trends.
- Accelerate the sales cycle with high revenue clients by improving relationships with property owners and management companies.
- Achieve building access fulfillment, sales and return on investment (ROI) goals by serving as a liaison to internal teams addressing ROE-related issues and construction needs.
- Ensure that ROE policies and procedures do not conflict with other areas by monitoring and responding to ROE stakeholder initiatives, methods, policies and procedures while resolving any discrepancies.
- Exceed sales targets and ROI expectations through collaboration with Sales to ensure continued positive client relationships.
- Successfully complete ROE installations by creating and implementing ROE-related construction standards and procedures.
- Work with Risk Management to understand ROE insurance parameters and limits imposed by Spectrum Enterprise insurance carriers and negotiate ROE insurance provisions with owners.
- Meet financial goals by ensuring accurate and timely fulfillment of payments from owners and property management companies.
- Serve as a brand ambassador by representing Spectrum Enterprise interests with economic development groups, professional and trade associations, standards and policy development organizations and industry conferences.
- Perform additional duties related to this position as assigned.
Required keys for success:
- Five years of management and leadership experience.
- Eight or more years of telecommunication, cable network development or telecommunication sales experience.
- Eight of more years of commercial real estate or telecommunication ROE experience.
- Eight or more years of experience as a paralegal or administrative professional processing legal documents ideally in real estate or ROE.
- Familiar with the statement of work (SOW) concepts of use, joint-use, joint-build and make-ready of utility assets of building entrances, conduits and risers, rights of way, colocation and pole attachments.
- Proven ability to manage client expectations and project objectives while demonstrating wise, tactical, strategic business decisions and independent judgment.
- Expert in conveying ROE processes to team members.
- Knowledgeable in all ROE requirements of a service provider and building owners.
- Complete understanding of the telecommunications industry, competitive landscape, emerging technologies, economic challenges, social challenges and regulatory and public policies.
- Advanced knowledge of network optimization techniques, building access, outside plant (OSP) and inside plant (ISP) of last mile, backhaul connectivity and infrastructures like dark fiber and conduits, including permitting, right of way and pole attachments.
- Deadline-driven with the ability to organize and maintain aggressive workflow within a fast-paced, ever-changing and highly regulated work environment.
- Proficient in Microsoft Word, Excel, PowerPoint and Outlook.
- Effective written and spoken English communication skills with all levels of an organization.

Your education:
- Bachelor's degree in a related field or an equivalent combination of education, training and experience in real estate, legal, marketing and business (required).
