The Operations Manager is a critical member of the shopping center management team, with responsibility to enhance the property’s value by managing the physical facilities of the Provo Towne Centre. The Operations Manager must have a firm understanding of the maintenance department, operating systems of the property, construction practices, preventative maintenance and safety practices.

Areas of Responsibility/Key Elements and Essential Tasks

Management and Operations

  • Coordinate the operational aspects of the property in a manner which protects, maintains and improves the value of the owner’s asset.
  • Implement and monitor hazard control and team safety practices. Ensure compliance with local codes and regulation, and pass the compliance portion of the Operations Audit.
  • Implement preventative, ongoing and anticipated maintenance/repair programs.
  • Select contracted services by developing scopes of work, requesting bids, monitor performance per scopes of work and contractual agreements.
  • Develop multi-year capital project plans and manage the process to complete the capital projects.
  • Manage tenant construction by working with tenant coordinators, contractors, tenants and the client.
  • Monitor performance of in-house and contracted services, taking necessary action to assure in-house performance and contracted services are performing up to our maximum standards.
  • Gather and track all service provider and contractor Certificates of Insurance.
  • Purchase building and maintenance supplies, machinery and equipment.
  • Prepare and present detailed Action Reports for all operational incidences at the facility.

Budget and Finance

  • Accurate budget preparation with emphasis on minimizing expenses by efficient use of manpower and materials.
  • Develop and manage all operational expenses at budgeted levels.
  • Manage capital projects in a timely, cost-effective manner at budgeted levels.
  • Assist the General Manager with forecasting operational and capital expenses.

Provide Superior Client Service

  • Collaborate with the property team and regional resources to achieve client-driven property business goals while ensuring that JLL’s Core Practices are followed.
  • Communicate with the client and regional team members as needed or required. Elements of communication to the client and team members may vary and could include: property condition reports, capital improvement schedules, incident reports, inspection reports and operational expense budget comparisons.
  • Clearly understand what materials and supplies are available at the property while preparing requests to the client for additional resources. Provide budget and cost savings analysis for all budgetary requests.

Education and Skill Requirements

  • Associate’s Degree or vocational/technical training in a field related to operations or maintenance.
  • Two to three (2-3) years in property management industry with knowledge of building systems, HVAC, plumbing and electrical.
  • Must be able to communicate effectively, both verbally and in writing.
  • Proficiency with Microsoft Office Suite (i.e., Excel and Word) as well as working knowledge of Windows-based operating systems.
  • Keen sense of organization, with ability to organize both paper and electronic files related to facility operations.
  • Requires proactive attitude and approach to daily work.
  • Utah RE License a plus
