JOB DESCRIPTION SUMMARY

This is a newly created role sitting at the heart of Greystar's Australian operations. Reporting to the Director, Operations Australia, you'll work across both our Build To Rent (BTR) and Purpose-Built Student Accommodation (PBSA) portfolios to design, document, implement and continuously improve the processes that underpin how our communities run.
Your focus is twofold: building best-in-class operational frameworks from the ground up, and ensuring those frameworks are embedded, audited, and consistently applied across the portfolio. You will review existing documentation, identify gaps, benchmark against industry best practice, and support property teams to close any shortfalls.
You will work alongside site teams, leasing, asset management, L&D, and systems to ensure every part of the business is set up to deliver.As Greystar continues to grow in Australia, the frameworks and standards you establish will be central to how we operate and how well we scale.

JOB DESCRIPTION

Key Accountabilities:

  • Develop and maintain a comprehensive library of SOPs across BTR and PBSA operations

  • Conduct regular operational audits and site reviews to assess adherence to SOPs, policies and procedures – and support property teams to remediate any shortfalls identified

  • Continuously review, benchmark against industry best practice, and improve operational practices to drive consistency and performance at scale

  • Partner with Community Managers, Regional Operations Managers, leasing, and asset management teams to drive continuous improvement and implement standardised, scalable solutions across the portfolio

  • Support the full resident lifecycle - from check-in through to renewal and departure

  • Collaborate with systems teams to ensure technology supports operational delivery

  • Lead onboarding and training rollout for new team members and new communities

  • Review Health & Safety practices to drive a safety culture, including oversight of incident reporting systems and ongoing compliance activities across all properties

  • Support planning, documentation and delivery of process improvement initiatives, tracking progress and providing updates to the Director and relevant stakeholders

  • Ensure compliance with Australian tenancy legislation across all states of operation

About You:

In addition, you bring:

  • Demonstrated experience in the Living Sector - Student Accommodation (PBSA) or Build To Rent (BTR) background essential

  • Demonstrated experience in SOP development, process mapping, gap analysis, auditing and implementation, and operational improvement

  • Proficiency in Yardi or StarRez

  • Sound understanding of Australian tenancy legislation and residential property operations across multiple states of operation

  • Solid understanding of Health & Safety compliance obligations in a residential property context

  • Strong stakeholder engagement skills, comfortable presenting findings to senior leaders

  • A consultative mindset, ability to influence and engage across all levels

  • Thrives in a dynamic, high-growth environment and comfortable working across multiple priorities
