Develop your engineering career at JLL! The Operating Engineer supports operation, inspection and maintenance processes to mechanical, electrical, plumbing, and fire life safety building equipment and systems. You will work with a Facilities Management & Engineering team of 4 at a 150K sq foot office building managed by JLL.
 

Location: Morrisville, NC 27560
Schedule: On-site, M-F, 2:00 PM to 11:00 PM with a rotating on-call schedule for after-hours emergencies
Reporting to: Regional Facility Manager

Estimated Compensation: $26.15 - $35.00 an hour, the range listed is an estimate and not guaranteed. A job offer will vary based on applicant’s education, experience, skills, abilities, geographic location, internal equity and alignment with market dataWhat your day-to-day will look like:
  • Maintain, monitor, and perform preventive maintenance and continuous operation of all building systems including: fire/life safety, mechanical (HVAC, plumbing, controls), electrical (lighting, generators, ATS, UPS, primary switch gear), and hot water systems; monitors operation, adjusts, and maintains refrigeration, chilled water, reverse osmosis system, air compressor systems, and air conditioning equipment; and ventilating and hot water heaters; pumps, valves, piping and filters; other mechanical and electrical equipment; record readings and make adjustments where necessary to ensure proper operation of equipment.  
  • Responsible for reporting any problems/malfunctions found while demonstrating the ability to analyze the operation of various systems, determine the cause of any problems/malfunctions and take corrective action as required to schedule the maintenance.
  • Comply with departmental policy for the safe storage, usage, and disposal of hazardous materials.  
  • Responsible for overseeing the activities of contractors working within the building either as representatives of the building itself or clients operating within the buildings.
  • Responsible for keeping records of buildings rounds and readings, all engineering logs and engineering data sheets.
  • Responsible for informing contractors so that they are informed and knowledgeable with respects to the building’s critical functions and the work they are to perform, including an incident contact response list.
  • Responsible for understanding and complying with emergency escalation procedures.
  • Must be able to respond and perform emergency repairs or preventative maintenance off hours as directed on nights and weekends.
  • This position requires frequent walking, climbing, bending, kneeling, lifting, stooping, and working/extending overhead, including:
  • Lifting a minimum of 80 lbs.
  • Using ladders up to 30 ft and working from heights.
  • Climbing a ladder with a 300-lb weight limit while carrying a tool bag weighing approximately 20 lbs.
Required Qualifications: 
  • High School diploma/GED
  • Valid state driver's license (must maintain)
  • Three (3)+ years of relevant work experience in preventive & corrective maintenance of commercial buildings/equipment
  • Technical knowledge of critical systems including HVAC, standby emergency power, uninterruptible power supplies, computer room air conditioning/handling, and system interdependencies for 100% uptime
  • Experience with electrical systems (UPS, ATS, PDUs, generators, generator controls, fuel systems, switch gear, lighting, energy conservation)
  • Experience with mechanical systems (chillers, pumps, cooling towers, water treatment, air handling units, computer room air conditioning, plumbing)
  • Knowledge of fire/life safety and suppression systems (dry & wet pipe, gaseous, VESDA)
  • Experience using Computerized Maintenance Management System (CMMS) & Building Management System (BMS)
  • Experience using Microsoft Office (Word, Outlook, Excel, Teams)
  • Strong customer service skills
  • Ability to oversee vendors and contractors to ensure timely delivery of services and products while maintaining quality, safety, and adherence to JLL standards
Preferred Qualifications:
  • Military service, union training, vocational or college education
