As a member of the Facilities and Physical Security team, our Operating Engineers are responsible for ensuring the efficient operation and maintenance of mechanical, electrical and plumbing equipment and systems for the assigned property(s). Responsibilities also include (but are not limited to) maintaining a clean and safe working environment, performing rounds, conducting routine assessments, performance of day-to-day preventive and corrective maintenance, painting, and housekeeping for assigned properties.

Qualifications:
High School Diploma of GED Equivalent and 5+ years related work experience in operating mechanical, electrical, and plumbing systems in a commercial property setting. Graduate of apprentice program or trade school preferred.

Skills and Attributes:

Proven track record ensuring that facilities systems are operating efficiently and effectively and identifying opportunities for improvement.

Experience in operation, maintenance and repair of HVAC, boilers, heaters, pumps, refrigerant systems, compressors, water systems, electrical, plumbing and mechanical systems etc.

Knowledgeable in energy management systems, techniques and operations.
-
Thorough knowledge in all building systems operations, maintenance and repair.
-
Experience in maintenance, construction, engineering and all facets of property operation and building management preferred

Strong analytical, problem-solving, and communication skills.

Ability to read and interpret blueprints, diagrams, and technical specifications.

Excellent customer service and teamwork skills.

CMMS/Work Order Management experience

Demonstrated ability to work in a fast-paced environment, prioritizing multiple tasks and deadlines.

Sense of Urgency

Possess and maintain a valid driver’s license and good driving record with periodic checks (where applicable)
Physical Demands:

Manual Dexterity — The ability to quickly grasp, manipulate, or assemble objects

Substantial lifting (up to 50 pounds) is required

Ability to stand and walk for extended or continuous periods of time

Ability to quickly bend, stretch, twist, or reach out

Ability to ascend and descend staircases, ladders, and/or step stools

Ability to operate applicable hand tools, power tools, and equipment
What You Will Do at Cambia:
-
Perform routine maintenance and repairs on plumbing, electrical, and HVAC systems, including heating and cooling equipment, pumps, and air distribution systems.

Monitor and adjust mechanical and pneumatic equipment, including control gauges, valves, and thermostats, to ensure a comfortable environment for the building.

Perform general repairs and maintenance on doors, ceilings, hand railings, floors, and other building components.

Conduct preventive maintenance duties, including changing filters, cleaning coils, and inspecting and adjusting belts, to ensure optimal system performance.

Inspect and maintain engine room equipment, fan room equipment, cooling towers, and other critical systems to ensure proper operation.

Respond to emergency situations, such as equipment failures or customer concerns, and perform fire and life safety inspections to ensure compliance with NFPA and local regulations.

Document and report activities to supervisor, comply with all applicable codes and regulations, and maintain a safe and clean work environment.

May be required to work outside of normal hours.
The expected hiring range for an Operating Engineer is $26.80 - $33.60/hour depending on skills, experience, education, and training; relevant licensure / certifications; and performance history. The bonus target for this position is 5%. The current full salary range for this role is $26.80 - $45.00/hour.
