Job Description

Senior Community Manager (Build to Rent)

Location: Cannondale Court (1705 Henegar Circle, Chattanooga, TN 37421) & Anchor Point (9205 Aft Ln, Chattanooga, TN 37416) - 246 Townhomes

Primary Responsibilities: The Senior Community Manager- BTR plays a key leadership role in overseeing the day-to-day operations and strategic success of multiple Build-to-Rent (BTR) communities. This role encompasses property performance, team leadership, resident satisfaction, financial management, and compliance. The Senior Community Manager ensures all communities align with company goals, policies, and industry regulations while mentoring onsite teams and optimizing property-level execution. 

 

Skills & Competencies:  

  • Minimum of 3–5 years’ leadership experience in Build-to-Rent, Multifamily, New Home Sales, or related fields. 

  • Proven expertise in lease-up operations and new construction community launch. 

  • Strong financial acumen with budget creation and NOI management experience. 

  • Advanced proficiency in property management systems, Excel, and digital leasing tools. 

  • Exceptional written and verbal communication skills. 

  • High attention to detail and ability to lead in a dynamic, fast-paced environment. 

  • CAM, CAPS, CPM, or equivalent certifications strongly preferred. 

  • Active Real Estate or Property Manager license (state specific). 

 

Essential Job Functions: 

  • Lead all aspects of daily operations across assigned BTR communities. 

  • Ensure alignment with financial and operational goals by executing business plans and optimizing workflows. 

  • Monitor compliance with company policies and all applicable regulations (e.g., Fair Housing, ADA, FCRA). 

  • Supervise and mentor Community Managers, Leasing Specialists, and support staff. 

  • Oversee recruiting, hiring, onboarding, and performance management of BTR community staff. 

  • Conduct regular team training on leasing operations, customer service standards, and company initiatives. 

  • Guide prospective residents through the community and home tours, ensuring an exceptional first impression. 

  • Implement and oversee community engagement strategies to drive resident satisfaction and retention. 

  • Respond to and resolve resident concerns, promoting a high standard of service. 

  • Lead the development and oversight of annual community budgets. 

  • Monitor NOI performance, occupancy trends, rent collection, and variance reporting. 

  • Recommend strategic pricing and leasing strategies based on market intelligence. 

  • Analyze market trends to inform and implement leasing, marketing, and retention strategies. 

  • Provide strategic input on new community lease-ups and stabilization plans. 

  • Support marketing efforts including reputation management, community branding, and lead generation. 

  • Ensure that communities are maintained to brand and safety standards. 

  • Oversee vendor relationships and verify the quality and scope of third-party services. 

  • Conduct regular inspections of homes, amenities, and common areas with follow-up action plans. 

  • Leverage property management software and CRM tools for team communication, leasing workflow, and resident relations. 

  • Support implementation of digital platforms for leasing, maintenance, and performance tracking. 

Key Metrics & Responsibilities: 

  • Achievement of NOI targets and occupancy/stabilization benchmarks. 

  • High customer satisfaction as measured through reputation management KPIs. 

  • Team training compliance and performance development tracking.
