Manage the design, coordination, operation, maintenance, installation, and commissioning of mechanical, electrical, and plumbing systems for a commercial mall. Responsibilities include supervising vendors and teams, managing MEP projects, conducting inspections, resolving technical issues, ensuring code and quality compliance, implementing preventive maintenance and energy-efficiency measures, and maintaining technical documentation and reports.

Design and Engineering:

  • Develop MEP system designs and specifications in compliance with building codes, regulations and industry standards.
    Ensure the designed MEP system is cost-effective as well as operation cost effective.
  • Review architectural and structural plans to ensure coordination and integration of MEP systems with MEP consultants (if any). Specifically identify and resolve MEP-related issues during the design, construction and occupany phases of projects.
  • Conduct feasibility studies and evaluate different design options for MEP systems.
  • Prepare and present technical reports, calculations and drawings related to MEP systems (make sure system is - 1. Cost effective 2. Ease while executing/performing) to management and get the approval.

System Management:
    • Supervise and coordinate the operation, maintenance, and repair of all Mechanical, Electrical, and Plumbing systems within the commercial mall, including HVAC, lighting, power distribution, water supply, and drainage systems.
    • Develop and implement preventive maintenance programs to ensure the reliability and longevity of MEP systems, minimizing downtime and disruptions to mall operations.
    • Monitor system performance, energy consumption, and operational efficiency, implementing measures to optimize performance and reduce operating costs.
    Project Management:

    • Collaborate with project teams including architects, contractors, vendors and consultants to develop project plans and schedules.
    • Coordinate and manage the implementation of MEP systems throughout the project lifecycle.
    • Monitor project progress, identify potential risks and issues and develop mitigation strategies. If project work is not getting done intime & quality is hampared, make sure you indicate it to your reporting authority and at the same time get it done through respective persons.
    • Conduct site inspections and quality control checks to ensure adherence to design specifications and industry standards. 
    • Guide & train team members to perform their job correctly (i.e. by implementing right methods).
    Vendor and Supplier Management

    • On the request of purchase department - Source and evaluate MEP system of vendors and suppliers, ensuring the selection of reliable and high-quality products and services.
      OR Assist techinically to puchase & contract department for selecting & finalizing eligible vendor or supplier."
    • Manage vendor relationships, help to negotiate contracts to purchase department and monitor performance to ensure timely delivery and cost-effectiveness.
    • Review and approve vendor and supplier submittals, shop drawings and material samples.

    MEP Systems Installation and Commissioning:

    • Supervise and oversee the installation, testing and commissioning of MEP systems.
    • Ensure compliance with project specifications, safety regulations and quality standards.
    • Conduct inspections and tests to verify the proper functioning and performance of MEP systems.
    • Troubleshoot and resolve technical issues or deficiencies during the installation and commissioning process.

    Energy Efficiency and Sustainability:

    • Promote energy-efficient and sustainable practices in MEP system design and operation.
    • Stay updated with the latest advancements and trends in energy conservation and green building technologies.
    • Recommend and implement energy-saving measures and sustainable solutions.

    Team Collaboration and Coordination:

    • Collaborate with architects, engineers and other stakeholders to ensure seamless integration of MEP systems with the overall project design.
    • Coordinate with other engineering disciplines to resolve conflicts and achieve system compatibility.
    • Provide technical guidance and mentorship to junior engineers and project teams.

    Documentation and Reporting:

    • Maintain accurate documentation of MEP design, calculations, specifications and project-related correspondence.
    • Prepare progress reports, technical presentations and other documentation as required.
    • Keep abreast of industry standards, regulations and emerging technologies related to MEP systems.

    Continuous Improvement:

    • Enhance & expand your knowledge considering the new technologies in the market and apply it as and when required.


    Requirements
    Knowledge: Real estate workflow, SOPs, MEP systems, Building codes, Regulations and Industry standards

    Education: B.E. - Mechanical or Electrical

    Technical Skills: MS-Office, MEP design software, AutoCAD, ERP

    Behavioural Skills: Analytical thinking, Communication, Problem solving, Decision making, Time management, Leadership, Detail orientation, Result orientation


    Skills Required

    • Knowledge of real estate workflows and standard operating procedures
    • Knowledge of MEP systems
    • Knowledge of building codes, regulations, and industry standards
    • Bachelor of Engineering degree in Mechanical or Electrical Engineering
    • Proficiency with MS Office
    • Experience with MEP design software
    • Experience with AutoCAD
    • Experience with ERP systems
    • Analytical thinking, communication, problem-solving, decision-making, time management, leadership, attention to detail, and results orientation
