Job Description

We are looking for a Manager, Portfolio Management to join our growing team! In this management position, you will report directly to the Director, Real Estate and Centralized Services and will be responsible for:

  • Strategic and tactical portfolio planning and monetization, including sales transactions and working with Brightspeed’s real estate broker in identifying properties to market and negotiating purchase agreements
  • Energy and sustainability programs, utility payments & associated processes, and cost savings programs
  • Lease administration, landlord relationships, and lease payments
  • KPI/trend reports with respect to portfolio monetization, utility usage, and budget adherence
  • Day-to-day operations of the headquarters building in Charlotte, NC

You will be required to have a comprehensive knowledge of the company across business units, which allows for innovation in strategic and tactical planning and operations. You will work closely with all finance, accounting, supply chain, field operations and real estate teams.

In this role, you will partner with external brokers to develop and implement transactions to monetize the portfolio. You will lead the lease administration program and develop relationships with landlords and tenants. In addition, you will lead the energy management process to ensure timely payments and proper rate assignment for both regulated and unregulated markets.

You will manage a team of 2-4 employees, as well as external service providers.

Qualifications

WHAT IT TAKES TO CATCH OUR EYE:

  • Bachelor’s degree (or equivalent), preferably in Business, Finance, Real Estate, Facilities Management, Architecture, Engineering or Construction Management
  • 10+ years of experience (or equivalent) in a Corporate Real Estate environment
  • Industry certification preferred (Real Estate License, BOMA, IFMA, PM or other Business Management or technical certification)
  • Prior experience managing a team, preferably managing people who are remotely located
  • Prior experience creating and understanding financial reports, resolving conflict, and working within multiple diverse software systems
  • Demonstrated leadership, communication, interpersonal relationship, and decision-making skills
  • Experience in a Corporate Real Estate environment, including knowledge of the principles, techniques and laws involved in managing corporate real estate
  • Experience managing operational functions (Lease Administration, Supply and Demand Side energy markets, Corporate Sustainability)
  • Experience across a broad range of vendor, lease, and contract negotiations.
  • Strong analytical skills
  • Ability to think strategically and critically.
  • Demonstrated drive for continuous learning and improvement
  • Ability to productively partner and collaborate with others
  • Good understanding of corporate support functions (Legal, Risk Management, EHS, etc.) and how to leverage resources
  • Experience in managing budgets to positively impact margins and total cost performance of a large portfolio
  • Computer literacy including MS Word, Excel, Power Point and Project software; familiarity with SAP and AutoCAD desirable; and ability to learn proprietary software programs
