Manager in the Investment Team at Kendall Square Asset Management (“KSAMC”) will play a key role in the execution of logistics real estate investments, supporting the full lifecycle of development and income-generating assets.
This role involves hands-on participation in acquisition, development, leasing, financing, and disposition, working closely with senior leadership and cross-functional teams. The candidate is expected to take ownership of specific workstreams while contributing to broader investment strategy and portfolio performance.
Key Responsibilities
1. Deal Execution & Underwriting
- Support end-to-end execution of logistics real estate investments, including acquisition, development, stabilization, and disposition
- Conduct financial modeling and investment analysis (IRR, equity multiple, YOC, sensitivity scenarios)
- Assist in preparation of investment memos and materials for internal Investment Committee approvals
- Perform market research, site analysis, and feasibility studies for potential investments
2. Investment Sourcing & Market Intelligence
- Identify and evaluate new investment opportunities, including off-market land parcels and value-add / core assets
- Maintain active tracking of logistics market dynamics (supply/demand, cap rates, leasing trends, investor appetite)
- Support relationship management with brokers, developers, and local stakeholders
3. Development & Entitlement Support
- Assist in managing development processes, including permitting, licensing, and entitlement coordination
- Support negotiations with local authorities and stakeholders to resolve regulatory or civil issues
- Monitor construction progress, budgets, and key project milestones in coordination with internal teams
4. Leasing & Asset Strategy
- Support leasing strategy execution, including tenant targeting, marketing, and lease negotiations
- Analyze tenant requirements and contribute to optimization of building specifications (e.g., layout, berth planning)
- Assist in asset positioning and value enhancement strategies
5. Financing & Capital Markets
- Support structuring and execution of project financing, including preparation of materials for lenders
- Assist in financial negotiations and ongoing management of financing terms and covenants
- Contribute to capital raising efforts through preparation of IMs and investor presentation materials
6. Portfolio & Exit Execution
- Support execution of exit strategies, including asset disposition, recapitalization, and portfolio sales
- Assist in due diligence processes and coordination with buyers, advisors, and legal teams
7. Cross-functional Coordination
- Work closely with internal teams (Asset Management, Construction, Leasing, Legal, Finance) to ensure smooth project execution
- Coordinate with external stakeholders including brokers, consultants, lenders, and investors
Requirements
- 5–8 years of experience in real estate investment, development, private equity, or related fields
- Strong financial modeling and analytical skills
- Experience in logistics real estate or development projects preferred
- Familiarity with permitting, development process, and financing structures is a plus
- Strong communication skills in both Korean and English (written and verbal)
- Ability to manage multiple projects in a fast-paced environment
