As ESR Kendall Square has established Korea’s first perpetual/open-ended core logistics fund (the “Core Fund”), a new position of Manager/Associate for the Core Fund (“Manager”) has been created within the Fund and Portfolio Management team.
The Manager / Senior Associate will report to the Executive Director, Head of Fund and Portfolio Management in ESR Kendall Square, with direct exposure to many of the senior management at ESR Kendall Square and at ESR Group. The Fund and Portfolio Management team in ESR Kendall Square consists of seven members in total.
This professional will be supporting the Head of Fund and Portfolio Management and Portfolio Managers in analyzing and monitoring the performance of the funds under management, working with various internal teams to actively manage portfolio / asset performance and meet reporting requirements as well as assisting in the preparation of investor reports.
Key Responsibilities, including but are not limited to:
- Manage, supervise, and prepare day-to-day operations of the various investment platforms in accordance with the documentations and agreements.
- Manage, supervise, and prepare the annual business plan preparation and to seek the appropriate (Internal and external) parties’ approval.
- Actively review, supervise, and further develop asset level strategies prepared by asset manager aligned to fund’s annual business plan optimizing overall fund performance
- Review, supervise, and prepare periodic/regular updates of various investment platforms’ excel cash flow actual and projection models to ensure accuracy in cash monitoring. Manage, supervise, and prepare the dividend distribution and capital call processes.
- Manage, supervise, review and prepare all monthly, quarterly, and annual reports (including the valuation reports to be prepared by independent valuers) to ensure accuracy and timeliness of information to be provided to the investors.
- Manage, supervise, review, prepare, and approve (or seek the appropriate level of approval) for any ad hoc reports/info requested by the investors to ensure accuracy and timeliness.
- Maintain close working relationships with existing investors.
- Coordinate, manage, supervise, and participate in marketing/presentation activities for potential investors for entering into any of the investment platforms.
- Work closely with the acquisition team in identifying the potential land or assets, and manage and coordinate to obtain the applicable approval for the land and asset acquisitions.
- Work with asset managers and ESG manager to track roll-out and success of various Funds’ ESG goals
- Any other actions/activities/functions as many be required from time to time.
Requirements
- Minimum years of relevant experience: 6-7 years
- Relevant management and hands-on experience on cross-jurisdiction investment platform operations (preferably in Korea or in Singapore) with global investors exposure.
- Supervision and hands-on experiences on investor relations, fundraising, investment management, asset management, land and real estate asset (preferably logistics) acquisitions and divestments in Korea, fund-level financing, etc.
- Hands-on experiences on and substantial understanding of fund and tax structuring.
- Capable of operating independently with no or minimum supervision, and in high stress and high time pressure environments.
- Being able to travel to different countries/jurisdictions to perform various duties.
- Fluent/native in English and Korean languages
- Strong sense of responsibility for designated tasks, focus on high degree of investor/client satisfaction and with high deliverable standards.
- Ability to prioritize and co-ordinate tasks efficiently ensuring all deadlines are met.
- Accuracy under time pressure and exceptional attention to detail.
- Enjoys working autonomously while still functions well as part of a wider team with good interpersonal skills.
- Requires strong analytical and quantitative skills with proven experience.
- Excellent communication skills, both verbally and in writing.
- Strong work ethic and ambition.
- Related degrees and certificates preferred but not required.
Skills Required
