Essential Functions:
Proactively source acquisition opportunities involving operating convenience stores, gas stations, and small multi-site portfolios within an assigned territory.
Generate opportunities through cold calling, direct owner outreach, networking, broker relationships, industry contacts, referrals, and market intelligence.
Identify and research prospective acquisition targets, ownership groups, independent operators, and regional chains.
Build and maintain a robust pipeline of prospective sellers, including owners who may not currently be actively marketing their businesses for sale.
Establish long-term relationships with business owners and operators to position Circle K as a preferred acquirer when they consider a transaction.
Conduct initial qualification of acquisition opportunities, including store performance, real estate, fuel arrangements, competitive positioning, capital requirements, and seller expectations.
Lead early-stage acquisition discussions and negotiate directly with owners, brokers, and other representatives regarding valuation, transaction structure, and key business terms.
Partner with Finance, Operations, Fuels, Legal, Real Estate, Construction, Environmental, and other internal stakeholders to evaluate acquisition opportunities.
Provide information and guidance necessary to complete financial analysis and develop acquisition recommendations for management approval.
Prepare and present acquisition opportunities, transaction rationale, and key deal considerations for internal review and approval.
Coordinate purchase agreements, due diligence, environmental review, licensing, escrow, and closing activities in partnership with internal and external stakeholders.
Maintain ownership of the seller relationship throughout the acquisition process and help resolve issues that could impact transaction execution.
Maintain disciplined pipeline management and consistent follow-up with prospective acquisition targets.
Develop deep knowledge of the assigned territory, including independent operators, regional chains, ownership structures, recent transactions, competitive activity, and market valuations.
Represent Circle K professionally and confidentially with business owners, brokers, industry participants, and other external stakeholders.
Travel throughout the assigned territory to meet with owners, evaluate acquisition opportunities, conduct market reviews, and support transactions.
Perform other duties as necessary to support Circle K’s acquisition and growth objectives.
Qualifications
Bachelor’s degree in Business, Finance, Real Estate, or a related field preferred. Relevant professional experience may be substituted for formal education.
3+ years of experience in acquisitions, business development, investment sales, commercial brokerage, M&A origination, business brokerage, or another transaction-oriented role involving proactive deal sourcing.
Demonstrated success generating business opportunities through cold calling, direct outreach, networking, and relationship development.
Experience sourcing and developing off-market opportunities strongly preferred.
Experience in convenience retail, petroleum, multi-unit retail, commercial real estate, investment sales, or other fragmented owner-operated industries preferred.
Strong business and financial acumen with the ability to understand operating performance, valuation, real estate, and transaction economics.
Demonstrated ability to build relationships with business owners and advance opportunities from initial contact through negotiation and transaction execution.
Strong negotiation, communication, and interpersonal skills with the confidence to engage directly with business owners, brokers, and senior executives.
Self-motivated, persistent, and comfortable working independently in an entrepreneurial, results-oriented environment.
Strong organizational skills with the ability to manage a large prospect pipeline and multiple active transactions simultaneously.
Proficiency with Microsoft Outlook, Excel, PowerPoint, and other standard business applications.
Knowledge of the convenience store, petroleum, or retail real estate industries is desirable but not required.
Valid driver’s license and ability to travel regularly throughout the assigned territory, including overnight travel as necessary.

Success in this role is driven by the ability to create acquisition opportunities. The Manager, Acquisitions & Business Development will consistently identify new targets, initiate conversations with business owners, develop long-term seller relationships, build a qualified acquisition pipeline, and convert those relationships into actionable transactions that support Circle K’s growth strategy.
