General Natures of Work
Under the direction of the Operations Manager will plan, direct, and execute the total housekeeping functions at Unum Portland.
Essential Duties and Responsibilities include the following. Other duties may be assigned.
- Plans, directs, and executes the total housekeeping function at Unum Portland.
- Manage hiring activities (ex. Workday job requisitions and associated activities, interview candidates, order background checks, New Employee Orientation NEO/New Employee Safety Orientation NESO, etc) Payroll, HSSE programs, and Quality Assurance(QA) programs.
- Conduct training of new employees in proper custodial procedures, and demonstrate new cleaning methods
- Monitor performance of direct reports and proactively address policy violations and poor work performance.
- Report all incidents and injuries immediately to Account Manager
- Maintains an inventory of cleaning supplies and materials; places materials orders when additional supplies and materials are needed
- Notifies Maintenance Supervisor of needed building repairs
- Exercises initiative in planning and directing custodial operations to ensure adequate coverage to maintain assigned areas
- Exercise independence in the performance of responsibilities; work is reviewed through general inspection and observation
- Respond to and resolve various emergency calls and routine calls for service
- Operates various powered equipment in the performance of duties
- Perform other duties as required
Ability To:
- Lift and carry 30 lbs without assistance and carry a distance of up to 10 feet
- Assist in instructing and training employees in proper custodial methods and procedures
- Willingness to lead and perform custodial work
- Maintain records and complete reports
- Understand, relay, and follow instructions
- Understand and follow oral and written directions
- Work independently with little direction
- Establish and maintain effective working relationships with others
- Meet schedules and time lines
Qualifications:
- Previous commercial janitorial leadership is a requirement.
- Must be able to take direction, to work with minimal supervision, and to function cooperatively as part of a team.
- Requires attention to details, a pride in delivering excellent customer services, good organization, and high levels of energy and endurance.
Education and/or Experience:
Two years of experience/High school diploma or GED

Environmental Conditions:
Office environment; travel from site to site on Unum Portland campus; exposure to noise, dust, fumes.
Physical conditions:
Essential and marginal functions may require maintaining physical condition necessary for walking or standing for prolonged periods of time; moderate or light lifting and carrying; bending, stooping, kneeling, near visual acuity.

The compensation that will be offered to the successful candidate will depend on factors such as whether the position is covered by a collective bargaining agreement, the geographic area in which the work will be performed, market pay rates in that area, and the candidate’s experience and qualifications.
The company will not pay less than minimum wage for this role.
The compensation for the position is: $ 63,750.00 - $75,000.00
