Your role at a glance

The Investment & Strategy Analyst reports directly to the VP of Real Estate & Facilities as part of the Site Selection team. This position gathers, analyzes, and summarizes data and key metrics for sites under evaluation by the Site Selection team or sites under development to understand the business case and expected return profile. This position will work closely with Investment Director and key stakeholders from the Product, Front End Planning, Power and Business Case teams to request and fine tune assumptions for the Business Case modeling. These analyses completed by this role will support the investment recommendations made by the Site Selection team.

What we are looking for

KEY responsibilities

  • Work with other teams to understand and communicate key deal underwriting inputs and assumptions to the Business Case team.
  • Track and manage key underwriting changes through the deal cycle, such as purchase price, developable acreage, construction costs, power delivery timing, etc.
  • Evaluate building or campus expected performance against business cases versions presented to Investment Committee.
  • Understand and calculate financial performance measurements including IRR, NPV, development yield & terminal asset values.
  • Develop sensitivity analyses on key assumptions such as rental pricing, development cost or power delivery timing for business case performance along with conducting performance analyses for alternative scenarios to data center development such as hold & flip.
  • Prepare power point presentations to communicate the results of sensitivity and scenario analyses.
  • Manage and update high level underwriting modeling templates. This includes keeping standard assumption data from benchmark providers up to date at the market level.
  • Other projects as assigned to support the Site Selection team.
  • Performs other duties as assigned.

KNOWLEDGE & ATTRIBUTES

  • Basic understanding of commercial real estate or data centers.
  • Strong understanding of financial performance metrics, underwriting and investment structuring.
  • Ability to work with all levels of the organization.
  • Ability to pay close attention to detail while remaining accurate.
  • Excellent problem-solving skills.
  • Ability to conduct and prepare comprehensive and detailed data analysis and output reports for stakeholders.
  • Ability to manipulate large data sets using advanced excel functions for extracting strategic insight.
  • Able to be highly confidential.
  • Advanced proficiency in Microsoft Excel.
  • Proficient in Microsoft programs such as Word, PowerBI, and Outlook.
  • Strong ability to create context in Power Point is required.
  • Able to work in a team environment.
  • Manages stress and/or fast-pace effectively.
  • Excellent communication and problem-solving skills.

ACADEMIC QUALIFICATIONS & CERTIFICATIONS

  • Bachelor’s degree in economics, finance or related field required.
  • Minimum of 3 years real estate or finance experience.

REQUIRED EXPERIENCE

  • Financial modeling experience is required.
  • Experience with real estate investments is a plus.

PHYSICAL REQUIREMENTS

  • Primarily sitting with some walking, standing, and bending.
  • Able to hear and speak into a telephone.
  • Close visual work on a computer terminal.
  • Dexterity of hands and fingers to operate any required computer keyboard, mouse, and other technical instruments.
  • Able to lift and carry up to 20 lbs.

Work conditions & other requirements

  • Extensive daily usage of workstation or computer.
  • This position is expected to be remote for the foreseeable future with the occasional need to be onsite in a shared work environment.

Compensation Pay Range

"This is a remote position that requires reliable internet connection and electricity. A monthly stipend is provided to cover expenses associated with working remotely and use of a personal mobile device.
NTT Global Data Centers Americas, Inc. offers competitive compensation based on experience, education, and location. Base salary for this position is $97,000- $120,000.00.
All regular full-time employees are eligible for an annual bonus; payout is dependent upon individual and company performance.

Skills Required

  • Bachelor's degree in economics, finance or related field
