Position Summary:
This position will be responsible for overseeing the residential portfolio, managing the loan refinance program, and supporting select portfolio-wide initiatives. The role serves as a key liaison between property management and ownership team, translating operational reality into actionable insights and aligning ownership priorities with on-site execution.Essential Duties and ResponsibilitiesPortfolio Strategic Analysis and Oversight
- Provide oversight and strategic support for residential and senior housing assets through operational management, ownership representation, portfolio analysis, and property performance monitoring.
- Manage day-to-day oversight of residential and senior housing assets, including property management coordination and operational oversight.
- Serve as the primary owner-side representative across an institutional-scale residential portfolio managed by third-party operators — directing operators rather than performing on-site management.
- Hold third-party operators accountable to budget, business plan, and ownership standards across 7 residential and senior properties and 30+ operator staff.
- Lead strategic residential initiatives, branding efforts, and promotional programs.
- Conducts property visits, operational walk-throughs, and engagement with on-site teams and residents.
- Review operating performance, leasing activity, occupancy, rent growth, and capital projects; escalate material issues as appropriate.
- Support residential transactions, partnership initiatives, and operator transitions as needed.
- Translate operational information into ownership-focused analysis and recommendations.
- Support business planning, valuation, and priority asset initiatives.
Expense and Capital Review Transaction and Refinance Coordination
- Manage refinance execution, process standardization, and a centralized tracking system, while overseeing and approving residential operating and capital requests in alignment with budgets and maintaining audit-ready documentation.
- Review and approve residential operating and capital requests to ensure alignment with budgets, business plans, and ownership objectives.
- Exercise independent approval authority on most requests, escalating only material or strategic items as needed.
- Maintain clear documentation and audit trails to support ownership reporting and decision-making.
- Identify recurring trends in operator requests, including pricing, scope, and deferred maintenance concerns.
- Coordinate the loan refinance program across the full portfolio of over 40 active loans work that sits entirely outside the property management function.
- Translate operator and property-level data into ownership-grade analysis (proforma assumptions, valuation roll-ups, asset strategy), surfacing recurring patterns and material items to the Director, Real Estate Investments.
- Ensure timely turnaround of approvals to support efficient on-site operations.
- Partner cross-functionally to support underwriting, lender coordination, due diligence, and transaction workflows.
- Maintain processes, timelines, and reporting to support transaction execution and accountability.
Relationship Management
- Engage directly with on-site managers and staff through onsite visits to support accountability and operational alignment.
- Track and report site visit activity as part of ongoing portfolio reporting.
- Maintain a balanced mix of office and on-site responsibilities based on portfolio and transaction needs.

Required Knowledge, Skills and Abilities:
- Bachelor’s degree in finance, real estate, accounting, business, data analytics, or a related field.
- 5+ relevant years of experience in a similar capacity
- Demonstrated track record of successful property management at a portfolio scale
- Strong knowledge of commercial real estate operations, financial reporting, and owner or operator relationships.
- Self-direction; capable of taking ownership of process design where none currently exists
- Demonstrated computer proficiency (MS Office – Word, Excel, Power Point, and Outlook)
- Excellent verbal and written communication skills, including ability to effectively communicate with internal and external customers
- Ability to work under pressure and meet deadlines, while maintaining a positive attitude and providing exemplary customer service
- Ability to use time productively, maximize efficiency and meet challenging work goals
- Ability to maintain compliance with all company policies and procedures
- Ability to possess and maintain exceptional work ethic as well as uphold company values and demand the highest standard of conduct from self and others

Salary Range: $85,000 to $105,000 annually, plus discretionary incentive program.
While the range listed represents the anticipated hiring range for this position, offers at the upper end of the range are uncommon. Pay is based on many factors including but not limited to education, skill, experience, training, certifications, and other business needs.
