Role Overview
We are hiring an Investment Analyst to support a US-focused real estate investment team across underwriting, financial modelling, market research, transaction execution, and investor reporting.
This is a hands-on analytical seat. You will underwrite live US commercial real estate opportunities, build and maintain investment models, prepare Investment Committee and investor materials, and support due diligence through to closing. You will work directly with investors, lenders, legal counsel, and transaction teams on US Eastern or Pacific hours.
This role is suited to someone who has already underwritten US commercial real estate assets and wants deeper ownership of the analysis.
Roles & Responsibilities
Investment Analysis & Underwriting
- Build and maintain institutional-quality real estate investment models covering acquisition, hold, refinance, and exit scenarios
- Underwrite assets at property level, including rent rolls, operating statements, lease abstracts, T-12s, and pro forma cash flows
- Run sensitivity and scenario analysis on rent growth, exit cap rates, financing terms, and hold periods; interpret results to guide investment decisions
- Calculate and stress-test returns metrics, including IRR, equity multiple, cash-on-cash, DSCR, and debt yield
Valuation & Market Research
- Perform valuation using direct capitalisation, discounted cash flow, and sales comparison approaches
- Source and analyse comparable sales, lease comps, and submarket fundamentals
- Track macro indicators affecting real estate capital markets, including interest rates, credit spreads, and cap rate movement by asset class and region
- Monitor competitor activity, transaction volumes, and capital flows across property sectors
- Review research papers, industry reports, and annual financial statements, summarising findings and actionable insights
Investment Materials & Reporting
- Prepare Investment Committee memos, investor presentations, offering materials, and quarterly investor reports
- Produce market update decks for internal strategy discussions and client-facing use
- Participate in calls and meetings with investors and lenders, providing analytical support and insight
- Deliver materials with a standard of clarity, accuracy, and visual quality suitable for institutional audiences
Transaction Execution
- Support due diligence, including review of leases, title, surveys, environmental reports, service contracts, and financial statements
- Coordinate with legal, accounting, lending, and property management teams through closing
- Support post-acquisition integration and transition of assets into the portfolio
- Maintain deal trackers and pipeline reporting; manage document flow through virtual data rooms
Desired Skill Qualifications
- Bachelor's degree in finance, Real Estate, Economics, Accounting, Business, or a related field
- 3 to 5 years of hands-on experience with US commercial real estate markets and transactions. This is a firm requirement; experience limited to Indian or other non-US real estate markets will not be considered
- CFA charter holder or CFA candidate who has cleared Level I as a minimum
- Demonstrated M&A, post-acquisition integration, or transaction advisory experience
- Advanced Excel and financial modelling capability, including building models from a blank sheet
- Direct experience underwriting one or more of: multifamily, industrial, office, retail, hospitality, self-storage, or mixed-use assets
- Experience preparing IC memos, investor presentations, or market update decks
- Working knowledge of real estate valuation methodologies, comparable transactions, and market research
- Willingness to work US Eastern or Pacific hours on a permanent basis
Preferred Experience
- Experience across US real estate sectors such as Multifamily, Industrial, Office, Retail, Hospitality, Self-Storage, or Mixed-Use.
- Experience working with real estate private equity firms, institutional investors, operators, lenders, or capital providers.
- Familiarity with real estate databases, market intelligence platforms, CRM systems, and virtual data rooms.
- Exposure to M&A, post-acquisition integration, transaction advisory, or portfolio management.
- Experience supporting the complete acquisition lifecycle from sourcing and underwriting through closing.
